Offline Method Idea! Apartment Locating Bussniess

I got this idea when i saw a flyer from my landlord saying they are paying 300 dollars per referral. I have not put this method into practice but other people have and made a great living with it. many apartment locating big companies make 500k-1mill a year that is huge.. this seems like a no brainier business to get into for me. Basically what apartment locating is a free service in where you help a person looking for a apartment.You get paid commission from the apartment complex if the person is accepted and signs a lease. Apartment complex pays anywhere from 50- 100 percent of rent value. So say if a person gets approved for a 800 dollars a month rent, you get paid 400-800 dollars just off that one referral.Theses Apartment Locating services they will find u a aparment,drive you around to the places and even give you 100-200 dollars just for using there free services. who will ever turn that down! what do u guys think about this???
 
Yea, its pretty good business if you know how to sell this to people, nothing new though

Right, as in an apartment locater....there are companies all over that do this. So what exactly are you asking us in this post? Do we think you should be an apartment locator?

I can see this method working however I would do some research on apartment complexes who are already advertising their apartments online like via craigslist or apartments.com type of shit. Then I would contact all of them pointing out their flaws in their marketing and how you can improve their leasing rate by providing better ads and copy. In return you take the referral fee they would usually give to a tenant.

Their is a WSO on this actually but, the basics is find a shitty ad and make it better. Set up a deal with the complex, take pics of an empty unit if you have to just make their shit look like it all that. Basically your job would be is finding them leads and forwaring them to the complex for appointments; they must come through you first though or the complex could swipe. I would have them sign an agreement PRIOR to doing any work for them. Just my two cents because here in Atlanta their is shit load of apartments and this I will be doing as well. I just moved here so I'm working the master plan now haha. I hope this can give you some ideas.

Craigslist and apartments.com should keep you pretty busy. Look for UNDER OPTIMIZED ads and contact them with your proposals
 
Just make sure your state doesn't require you to have a real estate license to find tenants for a fee. Even if it doesn't, getting a license is fairly easy and the same marketing skills that you'd use to find tenants would help you find buyers and sellers for a much larger commission.
 
Great idea but unfortunately some states now require that you have a real estate license to do this. There is also a ton of competition in this field
