Google Places Multiple Listing Problem

I have a question regarding multiple listing for same address. I have requests for doctors and real estate brokers to list their business. Problem is their businesses have different practices or brokers which can pose problem for having Google places page.

I met client where they had Google Places page where doctors were basically fighting over for listing. I took a look at edit history and lo behold there were five different website changes. In reviews section, people left reviews for different doctors. I met the doctor who was not happy as his happy customer went and wrote positive review for another doctor in same office LOL

I did some research and found that doctor had multiple listings and tried to list on his own. He challenged me that I cannot succeed to list the site on first page. I was wondering if there is anyway I can make seperate Google Page for professionals with same Address and phone number?

I have created several listings for real estate agents where there was already an existing listing for their real estate firm. I haven't used the same phone number, Website, or name of business only the same address. I have yet to run into an issue yet. Also I would not be concerned about not being able to rank the listing, I haven't had any issues there either.

Give your customer a fictitious suite number or department number, in your case I would use dept and use your dr's last name for the dept. Google will treat it as a different set of offices in the building, but mail delivery will will still deliver to the root address. I have no problem with duplicate addresses when doing this.

Thanks guys for the reply. @ WebOracle, I was wonderin hwo much you charge for ranking the Google pLaces. I have to provide guarantee for them to take the bite.

I would make sure you charge no less than $350 a month and I usually don't go less than $500. As far as the guarantee goes, I would not make any guarantees on rankings because you should not make guarantees based on something that you can not control. I usually tell my potential clients that there of course are not any guarantees for this reason and that they should not do business with a company that makes that type of guarantee. You can look at SEO site all over the web or type what to look for when purchasing SEO on Google and you will see that same thing. With that being said you could offer them a money back guarantee and tell them that if you don't rank them for at least one of their targeted keywords then you will refund their money. Or something along those lines. You should not have to make any guarantees if you do a good job on building value in the service and have good examples of work to show them.

Thanks WebOracle for taking your time to reply. Yes I may have problem building value in the service and positioning the value. I try to touch their pain points as much as possible. Last meeting with real estate broker they were fighting for same position, the guy who claimed over was his rival and many clients left reviews which were intended for him. I mentioned the quality of leads he going to get and his rival is getting his leads. He was skeptical... as he tried himself to get listed asked his ppc company to do both failed. I charged 750 start up fee and 750 per month. He mentioned it was expensive. I asked him expensive compared to what? But could not get into his emotional side.....tried to logically reason the number of ppl looking for his business etc.

It may be too early to say as I started promoting leads only beginning of this month. I had sent 40 letters, made 65 cold calls got 2 meetings (both came from cold call) no sales yet.

90% of cold calls were in plumbing business and majority of them are busy with clients my value proposition " will get them more clients" is having no affect as most have more clients than they can handle. I talked 5+ mins to 40% and they genuinely said they cannot take more clients.

I sent parcels to travel agencies (8), immigration consultants (4), driving school (6) and real estate brokers (5) lawyers (12) and followed up with them. Not hungry. I have one month runway money and have to look into niche which is hungry and looking for business

just checking in if you found a niche. If yes maybe you wnat to share it. I found that everybody having an online shop and the whole hospitality industry rely on being found online. They are good targets, at for us here..

I have had the same experience as above... multiple listings with same address isn't a problem if you have a different business name and phone number. The website has to be strong, too.

I wanted to comment on the leads / reviews going to the wrong person... a service that goes really well with G+ Local is rep management. Even something simple as creating an easy-to-get-to landing page that funnels reviews to G+ Local and other places is of HUGE value to clients. If this guy's reviews are going to the wrong guy, he needs to set up a system where he directs clients to the right place. That funnel needs to be obvious on his website and needs to be optimized properly so that when people Google his name, they find HIM and a clear trail to the G+ Local listing.

If anything, the problems he discusses shows more of a need to get online and do things properly; it certainly isn't a reason to avoid the issue.

re: Guarantees -> G+ Local has SO many problems that are completely out of our control, you simply can't offer a guarantee. It's much more crazy than seo for organic listings.

Google's got an algo that creates listings, so you can have duplicate issues. Google also formats the address on her own, so there's no guarantee that the address you put in the backend is the one that will be displayed on the listing. You've got to deal with NAP (name address phone) issues across the net, and not all problem NAP formats are going to be fixable.

You've also GOT TO... absolutely MUST have a good website, and so few business owners are willing to do anything to their site to fix a G+ Local problem. They see them as separate, and unfortunately, with so few quality people doing G+ Local, offline consultants are at a loss.

Anyway... when someone hires you for G+ Local, they should be hiring you because you can provide the best setup and the best advice when it comes to preventing and managing issues that come up. They need someone to navigate the G+ Local waters so they have the BEST chance of ranking. You can't give much more of a guarantee than, "I have the experience to help you the most."
