What would be a fair amount to charge for this website creation?

Howdy guys! I don't usually do web creation for other people, besides friends, so I'm not sure how to price myself for this.

The website is actually pretty simple, mostly content, a contact page, a form page. Content is real estate listings (Images, description, floor plans). Each listing would be viewable in it's location page, then click to see the details on a different page. Figure I'll just go with wordpress, use a plugin for the contact page and form. There will be about 20 listings. So under 25 pages (unless he decides to have images and description on separate pages, but seems to be able the same amount of work).

What would you charge? I'm thinking somewhere between $300 and $500. I don't want to over charge, but don't want to under charge either.

Then he also wants maintenance done. Adding and removing listings in the future. No idea how to charge for that. Per listing added? Per half hour? Etc.

$300 is a bit cheap. How much money does he have? :)

I'd try get at least $2k upfront (you can imply adding all those pages is a lot of work), and then charge $XX per hour for maintenance. Make sure you upsell hosting (maybe offer it free for a year) and SEO.

He did mention he has some other offers, so I believe he is looking for lowest price. So 2k might scare him off. Maybe more a $500 to $1,000 range? Seems really simple for asking that much. He does already have the hosting and domain too. But per hour seems like a good idea. Uploading the images, adding the links, etc.. will take some time.

Oh he did want a logo made too.. which I think I found someone on Fiverr good at that. That'll add to the costs, lol.

You are worth a lot. Your time is worth a lot. So don't undermine yourself. I would look at this client & send him a different direction or just be bold & quote $2,500 or whatever.

Remember you are worth it!

That is certainly true. I also really not in favor of an ongoing relationship either. I like sticking to doing IM myself and being my own boss.

Edit: I'm learning more towards $1,500? Assuming the project takes 10 hours, that's 120 an hour + 300 for graphic design, via Fiverr lol. Then if he accepts, awesome, if not.. no worries.

Start with a higher amount of around 1-2k and then negotiate and go lower a bit. If you start with $300, the guy will still try to negotiate. Further $300 is very cheap unless you wanna make some quick bucks. So go for anywhere around $1k as long as he is rich :)
