Should I sell my site?

It depends my friend. you can sell it and rebuilt a cloned one asap. you can continue building it hoping it will give you more in the future. who knows? maybe maybe not?
 
I personally would take the money IF:

- Those $7.5k is more than what my site makes in a year.
- I have the skills and knowledge on how to reinvest those $7.5k in 3+ sites, that using the formula from the site you are selling right now, can become authority sites on their own.
- I know I will have absolutely no regrets of selling it and will be able to look forward and focus on the new sites from that moment on instead of checking the site I sold daily and see If I did a mistake or not.

If you have the conviction, guts and skills, do it.
 
Think of it like this:
"I am doing something relly good that someone want it for 7.5k"

Now, if i wear you, i will try to find whats that thing first. And the buyer
You have is the best one to answer this question.

After that, i will sell it and have good money to start 5 more sites.

In addition, without knowing your existing site at all and the volume of content/effort that has gone into the creation, the $7.5k should be enough to outsource almost all the work of building up multiple new sites to the same level.

I would probably sell, as it may be ranking well today, but could be at the bottom of list tomorrow with the way Goog changes things. =)

You shouldn't get emotionally attached - who cares if you're interested in it or not? It's about making money not being interested in something. You can always build a new similar site.

I think you're confused about what a NDA is... it's not the same as a non-compete agreement. I would absolutely NOT sign a non-compete for $7.5k, wouldn't even think about it.
 
Well, you have to weigh the pros and cons before making a decision. Your decision can make or break your site.
 
Like many others have pointed out, i think you should checkout the buyer themselves. What is their background? are they a "broker" trying to buy it? are they buying only the domain or did they express interest in the whole thing?

How good is your domain name?-is it a factor in ranking the site?

If so, could you theoretically buy another domain and rank for the same keyword within 1 year? this means if your site is making $200 per month thats $2600 per year, if you have sold it for $7.5 K you have more or less $5k to work one whole year to try to rank a second site, while not suffering any "loss" by selling the original site.

Also if you sell make sure you are able to come back into your niche if thats your strength. Some legit buyers will ask you sign a doc. stating you will not come back to anything related to the site and compete with it.

Watch out for scams though, $7.5 k is a lot of money but not un-reasonable considering you're making $100 per month on ads, which means you can easily double this with private advertisers.

I guess i should tell more about the offer. Well it seems legit to me because he first asked if I was willing to sell and I said I would consider an offer so he offered $3k. I said it was too low, so he sent an email a week later and said that his brother pitched in and the final offer was $7.5k. I again said no, but after I thought about it I asked if he was still willing and he said he was looking at different sites. So 2weeks go by and I ask again and says he is still willing to buy and will offer a $300 bonus if done within 10 days and asks that I keep "confidentiality" probably asking me to sign a contract or not tell anybody about the sell.

Why does it seem legit? You do realize scammers are professionals, right? And they're experienced to sound legit, right? Not saying it's a scam, but you never know.

Sell it. Use a little of the money to make 5 sites that are better (now you know how to make 1, you should expand on it and do better the second time around).

Invest a small amount of money into good blackhat tools or services and pocket the rest. Just make sure you use escrow and you don't get scammed.

$7500 is indicative of a site that should be making around $500 per month. Your track record has only been $100 ... (yeah you're making a little more now that you're monetizing it a little better, but you have no track record history of that to prove to any buyer).
Don't get personally attached. Sell it. $7.5k is loads for a relatively new site like this.

Edit : Well I hate not to add something new and constructive in my replies. Everyone already knows that Meathead is the Flipping Guru here ( if the white name isn't enough ! ) so I went and looked for something I read be4 that might interest u :-

Immediately, I was excited by the "bright lights" and possibilities that an extra lump sum of $10k could do for myself and my family. Yes - I've been earning much more than that each month (see income reports), however I feel that my existing income should not impact my decision whether or not to accept this offer. Even though I am earning quite a bit, a dollar is still a dollar to me, and every little bit helps.
An extra $10k is a significant amount of money that could be used for things like my son's education, donations, our housing fund, a vacation, etc. - all things that are very important to me.
Now that said, I have to think about my site's current state, where it's headed and how much it could earn in the future.
Like I said, the site currently earns about $700 to $800 a month. This means that the site would earn the amount offered to me in about 12.5 to 14 months, or a little over a year.
I did a little bit of research on selling and flipping websites, and typically a site can be sold for a price of about 3 times the reflected annual income, or what it could earn over the span of 3 years.
Some quick math:
$700 per month x 12 months in a year = $8400 per year
$8400 per year x 3 years = $25,200
So, this means that if I were to attempt to sell this website myself, maybe on a site such as Flippa.com or another marketplace, it could potentially sell for at least $25,200. This does not include potential future income, which I'll get to in a second.
Based on these figures alone, I decided to decline the initial offer, and I think you'd agree with me that this was probably the best move for me at this moment in time. The kickers, I feel, are that:

  1. I could earn $10k in a little over a year if nothing else was done to the site; and
  2. I could earn $10k passively on the site, since 0 hours of work are required each month to maintain it.

congratulation for OP, I suggest few things, it might help.
1. Try to avoid paypal payment, wire transfer is the best
2. try to do little research about your buyer. search his name, email, paypal email and find possibility related for scam.
3. ask him did he ever buy website before? where? track him.

I believe many other things need to make sure that you'll never got scam.
 
This would really depend on what kind of money you are making each month from that site, if you are making anything around $1k then don't sell it for 7.5k as you can get a better pricing. But if you aren't making much then I would advise you to sell that website, grab the money and build more sites :)

Make sure you use escrow.com for all your payments.
 
This offer is possibly a scam. Why would someone give a proposal to buy a website giving a price without knowing details about traffic and revenue?

I had a similar email last month, I researched the guy and his business, told him the site was not for sale but he's now paying 300 euro pm for a banner.:D

Awesome post. I remember reading that a while back. I believe he was later offered $30,000 for the site, and he declined again.

All this talk about flipping websites really is making me consider selling off my main website..decisions, decisions. :p
