Should I sell my site?

Thanks to the awesome information I have learned from BHW I have built a few sites, most unsuccessful but 1 in particular is like my baby and now she is #2 for my targeted keyword (15k local exact searches/month). I'm making around $100 monthly in adsense and just started another affiliate and making $15 per lead and already made $60 within 3 days. And because of my high ranking I'm getting a few requests for banners and guest posts...

So someone emails me out of the blue and offers $7.5k to buy my site.

Like I said, of all the failures from IM this is my first success and I really consider it my baby. But $7.5k is a really good offer but basically I did all the hard work and some lazy rich guy wants to buy it.

My logic says I should sell, but the other half of me says no because maybe 2-3 years I can make that or maybe more...

What do you guys think? should I sell and use the money to make some more sites or keep it? My ultimate goal is to have passive income because I have an awesome day job.

Sell it and build more sites with your profit.

It sounds a bit odd that someone would just randomly email you to buy it, so it's probably some sort of valuation/broker scam. Make sure they pay you with Escrow.com and you should be fine, though. If it was an email from latonas, tell them where to shove it :P

Not knowing your site but I suggest you factor in whether the site is going to earn you more than $7.5 K in revenue and what is it going to be worth say 5 years on if you keep it.

For me not knowing all the facts based on your OP I would take the money!

How on earth would you know what the site is going to be worth in 5 years? That's pretty much impossible to figure out. A very small percentage of sites are profitable for 5 years.
 
Sell it. Use a little of the money to make 5 sites that are better (now you know how to make 1, you should expand on it and do better the second time around).

Invest a small amount of money into good blackhat tools or services and pocket the rest. Just make sure you use escrow and you don't get scammed.

$7500 is indicative of a site that should be making around $500 per month. Your track record has only been $100 ... (yeah you're making a little more now that you're monetizing it a little better, but you have no track record history of that to prove to any buyer).

You should PM meathead and ask for his help. If you decide to sell it, he may be able to help. It's his thing.
 
This offer is possibly a scam. Why would someone give a proposal to buy a website giving a price without knowing details about traffic and revenue?
 
I doubt this is a legit offer.

But if it is... SELL! Then re-invest in more sites so you will have huge profits.
 
I'd agree on the business broker scam. I've had people call me up out of the blue to buy my business. I Googled the number in callerID and it was a business broker. Googling the name revealed many unhappy customers who had been tricked into listing the business for a fee because a sale was promised.

I guess i should tell more about the offer. Well it seems legit to me because he first asked if I was willing to sell and I said I would consider an offer so he offered $3k. I said it was too low, so he sent an email a week later and said that his brother pitched in and the final offer was $7.5k. I again said no, but after I thought about it I asked if he was still willing and he said he was looking at different sites. So 2weeks go by and I ask again and says he is still willing to buy and will offer a $300 bonus if done within 10 days and asks that I keep "confidentiality" probably asking me to sign a contract or not tell anybody about the sell.

Sounds reasonable. Just sign a NDA and that should be okay. Make sure you do the transaction through Escrow and you'll be good.

Don't get personally attached. Sell it. $7.5k is loads for a relatively new site like this.

$7.5k builds you a lot of new sites...
 
Sell it. Don't even think twice. That's a lot of capital to expand with. Insist on escrow and get it done. You'll have time and money to make new babies :D

The 7.5k is already WAY overpriced given your current income (It might have much more potential but that's quite a PREMIUM amount given your site's income). Because of that you should be EXTREMELY cautious with the details of the sale.

I'd sell it for less even but make sure you dot every I and cross every T. Sign whatever nondisclosure they want. Just read it from head to toe first to make sure there's no "Seller agrees to pay back X amount at close of escrow" or whatever kind of BS they might try and sneak into the fine print. :eek:

Don't get greedy. You are getting paid a LOT more than you should (so again be careful). Take it and run, man!

Yes, that is a very good deal. You should take it and then use it to reinvest.
