If we are building long term websites then the WP theme has to be a good quality one. Probably one that is SEO optimized or one that gets good CTR. Most free WP themes are not that great.
Now, i'm not saying that you should provide $100 WP themes but maybe you could build the websites on premium themes depending on how the website would be monetized.

Actually each package comes with a premium theme with package 1 being CTR Theme. For $97 you are not going to get individually customized themes and we do not know what the monetization will be as that is up the the buyer.

Yeah we know.. it is only a sample site so others can see the generic of what we offer.

What's the possible adsense revenue?(A rough estimate) For me adsense works well always and I am worried of conversion issues with Affiliate networks.

Is it ranking now for the main keyword? If yes in page?

CPC ranges from .11 to 2.81. No the site is not ranking as it has not been built yet. SerpAttacks is telling me that the it is easy for the highest adsense competition keyword. Of the top ten sites only #8 has the keyword in the title and none have the keyword in the description or keyword meta tag.

This niche is just too good to pass up so I am going to put a time limit of 3 days and then I am going to set it up for myself. It took me 3 weeks to decide to let you all have it but I am not giving this one away with package 1 or package 2. If it is not gone by Wednesday, it will be mine. That is how strongly I feel about this niche and I have never done that before.
