If the traffic is organic and will continue to flow after the sale and all the other factors are good, I would put the value at 1-2 months of the average income depending on the age of the site. So if it makes $50 a day then $1500 - $3000. I think anyone wanting to buy it would be down on the lower end of course.

18 months? That may be the case for a land based business where you can predict trends etc but with websites, there are too many factors that could crush your biz overnight. You may never reach your BEP before your traffic is turned off.
Personally, I don't know anyone that will pay anything close to that for a site like this since it is so easy to fake the numbers. I'm not accusing you of anything so don't bite my head off. So if someone says they are making $5k a month, there aren't many that will shell out $90k when it is just cheaper to duplicate what they are doing.

I'm wondering about that too. It would be a great idea if the networks/sponsors were cool with it, but they're not and you will get banned sooner rather than later.

Unless they're stupid, they will notice that your lead to sale ratio is very low.
Of course, you can make it more difficult to detect, by adding real traffic. Are you doing that?
