Need help trying to land my first offline client.

2 weeks ago I bought a domain that targets the KW "my city dentists" for a little side project that Id work on over time. Well today I check and that baby is sittin at the #2 spot, below the 7 local google places. So now its time to contact potential clients to get some money. I have absoultly no idea how to do this so I need some help. So far this is my plan

Ive looked up all the dentists in my area and gathered a list of 42 of them. Ill go through it again later and check off all the ones WITH a website (which at a quick glance looks likes its less than 10) and send a letter to all those WITHOUT a website.

I need help with writing a letter than I can mail to all these dentist. Do I just say I own mycitydentist.com and its at the #2 spot on google getting lots of exposure and that I want to rent it out to a local dentist for a monthly fee? Ill also put in the letter that I am sending this exact letter to every dentist in town and will only sell it to one so act fast, or something like that.

I want to sound as professional as possible even though I am a complete amateur. For price I though about including in the letter stating you can rent this site for $xxx amount per month. But I have absoultly no clue how much to charge. Its a fairly small city, 65K people and with a few variations of the keywords theres less than 100 searches a month. If I could get $250 a month Id be pretty happy, but it that to much or to little?

Once I get a client do I need to have some sort of legal documents or anything? Do I just send him a monthly invoice?

Sorry for the long post but like I said I am a complete noob when it comes to this. If any of you know of any good ebooks that are worth reading please let me know, thats what Im really look for at the moment.

When conversing with a prospective client make sure you get the point across that this will GET THEM MORE CUSTOMERS!

And if they don't take you up on your offer one of their competitors will and will be taking the customers away from them.

Act confident and have faith in the value of what you are offering, if you don't believe it will make them money neither will they and then they won't pay you.

I also forgot to add that the site is currenty just a wordpress site with a basic theme installed. Ill also state that I will customize the site to how they want it and add whatever they want on it.

Also out of the first 7 google local places only the top 3 have a website listed. Ill say that Ill work to get them to the frst spot there as well but no guarantee.

If your sending out a letter as an email or physical letter send out all 10 at once. Otherwise you'll be waiting ages for a response to each letter before sending out the next.

Then if you haven't heard anything positive in the first 3-4 days start calling them regarding the letter and stress the fact that if you don't take up the offer your competitor will!

It wil be a physical letter, but ya that makes sense, ill send them all out at once. Then if I get any responses I just answer the calls in order they came in? What if I get a few responses that want to buy it, do I start a bidding war, or whatever price I put in the letter is the final price per month?

Well if multiple people come back and are willing to pay give it to the one that got in first.

To ones that call and want to pay after you've assigned it to another person up sell them!

If they call you willing to spend you can sell them anything!

I would go after the guy on page 2, or 3 that has a website with crappy ranking. He already likes the internet, but doesn't know how to rank....easy sell. You could then just redirect off of your site, and offer to fix his site to be more presentable. This way you keep total control of your site. If he decides he no longer needs your service, just move on to the next guy. BTW it took me 30 seconds to figure out what town you are in...it may be a good idea to be more carefull or someone may swoop in and take your business. But what do I know...I'm a noob.

Thanks for the info, but i don't want to target the guy who "already likes the internet" I wanna target the guy who has no knowledge of the business hes missing. This way I still own my site and still have full control of it.

And no need to be sorry for being a noob, every single keyword is up for the taking, I dont own the rights to it. If someone wants to swoop it up, good luck cause your gonna have some stiff competition.

The dentist don't need a website, let me ask how many leads can the site generate in a month?

You can charge per lead instead of monthly fee whatever comes out to more for you.

Well I got almost everything ready to go and am about ready to start sending the letters out. The only problem Im having is how much to charge a month. Ive read these types of sites can go anywhere from 50-1000 bucks a month.

Id be pretty happy with $250 a month. Is that to little or to much for a city of 65K?

Well for me, city size has no meaning. It's all about the local search volume and the amount of targeted traffic you get to your website. If the search volume is large enough so that it is very possible for your client to land a couple clients of their own every month, then you would charge a premium, depending on how many dentists you want to advertise on your website.

If you are only getting 100 visitors a month, it will be tough for them to justify paying you $9XX a month. Something you can do would be to ask them, "How much is 100 extra potential customers a month worth to you?" and go off from there.

I would rank them first depending on the success of their business. I wouldn't want someone who's just breaking even. I'd want someone with clients lining up his door and has a lot of money to spare.

Success is addicting. If you can get your message across that your service will get him more clients, he'll hand his money over with very minimal questions asked.

Rank them and send out 10 letters at once, with the first 10 being sent to the top 10 dentists in your area.
