how many searches should a keyword have to be considered a solid niche?

found a keyword that has 150k broad 100k phrase and 30k exact global searches
the domain is also available and CPC is over $6.

its actually a software that comes free with windows

I'm new at this stuff myself but I think there's a lot of factors that play in.

Even like 500 local search a month could be profitable if the keyword is a "ready-to-buy-type"

Like "buy xx-yy" or something where the consumer is READY TO BUY when they place the search terms into google.

and support on. its a microsoft app but they dont have much about it online.
i was thinking more in terms of a micro niche type site.

Let's say best case scenario you get #1 google spot. Then let's say you get 30k visitors a month to your site. 2 out of 100 click on your adsense(Not sure if these are reasonable click odds). That's 600 people that could potentially be clicking on an adsense at $6 dollars. Roughly $3600 a month in profit. This is just theory, but that's a lot of money.

It's worth a shot I would say.

exact one is solid niche,
targeting 100 people without interest is waste of time compared to target 10 people who got some interest.

Ive had a microsoft trademark in one of my sites domain for over a year and never had an issue. That doesnt mean that you wont but personally wouldnt be worried.

competition is almost none.
in that same nich there are multiple other key words and phrases with high CPC with no competition at all.

You have to look at who is ranking top 3. If all 3 are from microsoft are huge websites, it's probably not worth the effort.

but the rest of the 6 are just articles on various it sites about the app
plus a small trick i learned that you can stand out by CAPS your page title
i have seen over 100% to 200% increase in ctr with using CAPS titles

Sounds good to go, you would need to make the site damn attractive and also build a large number of links to give it authority and value.
