From whats seen on flippa my opinion would be that its 18months of current profit. However you have to be able to show that the profit is recurring.

Have you tried any marketing on this to bump up the revenue?

the site isn't even made yet.
It's an idea in my head atm. I will be making and selling sites.

so the question is then - how soon can I sell a site after I make it, and it starts converting?

It will take a while to get it to $30/month using white hat techniques, about 2-3 months! I've seen sites with similar earnings that were sold for $500-$700 !

I appraise a site like that at $300. 10 months revenue is what I think a site should be worth, as a seller you should always try and get a bit more though. pitch the right sale to the right market and you could get double that.

If the traffic is organic. You can get any where from 10-12x to upto 20x ( people at flippa are crazy ).

But your reserve should be at least 10x .
