How would someone value a site if they wanted to sell it? I have seen many places give estimated values but none I have visited so far ever come up with the same number and most of the time it seems that the value is very low compared to the revenue the site created.

Depends on loads of factors such as revenue, age, PR, backlinks, look and feel.
In the end a sites only worth what someone will pay I've sold some crap sites for loads and let some good sites sell for a pitance it depends what people want to pay. A good rule of thumb is roughly 12/18 x 1 months revenue
I have a site that is about 4 months old, if I did an average of what it has made and what it could over the next several months it would come out to a pretty good amount but even a 1/3 of that would make me happy. Thanks for the help!
