Hey Hotstox,

you started a thread that is getting you a ton of interest. It is a great way to start the marketing process to see if you should go forward. Congratulations on a successful thread.

I have two Questions.

1. Are there solid ways to get sellers? My initial thought is it will be difficult to find sellers. Is there more to this than posting signs in your neighborhood saying "We Buy Homes". To make this interesting, I would want a clear system of getting a ton of leads that are sellers".

2. Do you think Zambrano's and Woods arms will hold out to end the curse of the goat. "Go Red Sox"

there are tons of solid ways to get sellers. Direct mail, cold calling, door knocking, Flyers, classified ads, bird dogs/property locators, mortgage brokers (people who cant refi), real estate agents (for unsellable houses in the realtors minds), other investors, attorneys, churches get me leads, assisted living facilities get me leads(marketing dept). lots of creative ways.

try those you should def get the phone ringing those ways

That may be true for Average Joe American, however, when the rest of the world is selling, that's when the smart investors buy.

When the stock market crashes, the smart investors buy because, to them, it's like everything is suddenly on sale.

So really, you are looking for investors with this type of strategy...and they hardly ever disappear.

Nice. So do you tell the new buyer that you have a contract on a house that you want to sell?

Have you ever NOT been able to find a buyer? Do you then just use a loophole to get out of contract (ie: didn't make application within 5 days)?

Yes, absolutely. you tell the new buyer you have a deal under contract and your looking to sell it.

My contracts I use always have a few 'weasel clauses' in there in case I am not able to perform like subject to inspection, contingent on partner approval etc. So if you tie up a deal you have a way to get out.

You should always be marketing for buyers all the time on your list so when you have a new deal your already prepared.

The real estate market has always been of interest to me. Your brief article was a real mind opener...thank you for the share.

Having looked into some of the more respected courses out there on ShortSales and such, it seems that the price point is something that you need to build yourself up to, like gonzo listed earlier in the thread, so that you can build credibility in the marketplace. Most courses that are worth purchasing have had a lot of CD/DVD's and manuals at a price point of $897 + a membership fee of $97/month for non-purchasers of the course or $47/month for purchasers (this is were the forum is located) + for personal training it's usually around $300/hour (with a $100/hour discount for purchasers of the course). If you go through the process as mentioned by gonzo, you will have the credibility to ask such a price/hour and make your own schedule. If you try to offer personal mentoring to many people, then you will burn yourself out and not have enough time to make your own deals.

I'm actually 24 not sure where you got that from unless I put something random in my profile. There are people here who know how old I am. Not that it matters - I know a few 19 year olds making decent cash wholesaling.

Going to throw up another freebie tonight on how to find buyers if I get some time. Working on the guide in my spare time and hopefully will have something rolling within a few days. Not trying to rush through it though so.

Who cares if he is just 19? Even if he was 5 years old, you could learn something from him. Many people have bought things from people that were young in age. When I started financial services (selling investments) at 20, the only thing that held me back was my own thoughts about failure. People want to know what's in it for them. If it is, they will purchase.

I am a (I believe...very successful) real estate investor. It is some of the easiest money that I have made in my life. However, it doesn't come without a cost. I have been blessed to make six figures in multiple months by working EXTREMELY HARD!!! When others want to make the same type of money, they seem to forget all of the work that goes with it.

It is way more than possible. Just believe and, most important, get to work!!!

ahh I gotcha. Well the thing is investors only care about one thing.... the deal. That's it. Does not matter what you wear, drive, or who you are. If the numbers work they will buy. I look pretty young for being 24, and I think taking a more at home, virtual approach to making offers helps me as far as sellers go.
