Flippa Help needed

I am willing to get in to Site Flipping and have some questions. Any help is appreciated.

Here are my questions:-
1) I have found one person selling sites the very next day on Flippa after registering the domain name. You may check one of his sold bid here:-

I wonder how can he get approved for the Google Adsense on the same day? As far as I know, the site should be atleast 6 months old to get approved on Google Adsense.

2) What shall I do in order to make it a successful sale?

3) What are the best niche to Flip?

4) How worth is it to use Wordpress with a Credit Link in Footer? (Actually I can't find any WP Premium themes without Footer link).

5) How easy is it to hit BIN for each sale?

6) How much can I expect the amount for each site without any Alexa or Google Rankings? Please note that the link I gave above was sold for 100 USD without any rankings.

1.) You don't need to get approved for every site you have Adsense on. Once you get an approved Adsense account, you can put it on any domain you want (unless it's a topic not allowed by Google).

2.) Sell a site that's worth buying.

3.) Whatever niche you want and can make money with.

4.) Why would a footer link matter at all?

5.) As easy as it is to click a mouse.

6.) Without traffic or revenue, don't expect to get much if even anything for the site.

Your questions are way too general and can't really be answered. You may wanna do a little more reading about site flipping and how it works so you can ask more specific questions that we can actually answer.

There's a few really good threads right in this section that you can learn from.

That was a great explanation, thanks. I know they are too general or noob questions. In fact, I am too new to Flipping. I am trying to get into Flipping sites. I am now checking your blog and trying to find some secrets.

I wasn't tryin to be an ass or anything, your questions were just way too general and there really is no specific answer. But yeah, do a little more research and reading and you'll start to get the idea.

My blog is still pretty new so there's not a ton of info on there yet, but I try to update it every day so if you wanna follow along, you should learn a few things.
