Are there people who are still able to run ads for this business?

How do you run your ads? I have been into this industry for a long time, and since last year, we have always had issues with our ads on Google.
Just to make it clear we are not even running scams, this is a serious business that is not even illegal. But, for some odd reason, Google doesn't want to be friends with us. We have made so many appeals. We are tired, now. We have provided everything they needed. It turned out to be useless.

you're not alone... many people encounter this, but fortunately there's a solution: cloaking. Google restricts such things. It's sad but that's what it is.

you should get a good cloaker and try to run these, but even with a cloaker you may face some issues. I would highly suggest to find organic ways if you can't solve google issues

Yeah, I know what you mean, Google is super strict with mortgage ads. I’ve seen people still run them but they usually use really careful targeting and make sure every doc is perfect. Some use landing pages with full info and disclaimers so Google trusts them. Honestly, appeals sometimes don’t work, so most just try small campaigns, test different accounts or use other ad platforms too. It’s annoying but that’s how it works now.

Even with advanced cloaking, issues can still come up. It’s usually smarter to focus on organic, compliant methods especially if you’re struggling to resolve Google-related problems.

Honestly, Google is becoming a nightmare for mortgage niche, but cloaking or using high- quality aged accounts with proper financial certifications is the only way to survive right now .

You should try pivoting to native ads or social media channels where they aren't so obsessed with being difficult about mortgage leads
