Software Recommendation?

I'm looking for software that I assume exists but so far haven't been able to find.

I want to be able to take either a folder of images or a pdf and load it into the software. I want to use a mouse to mark a region inside the image/pdf. The x,y coordinates of the region I selected are saved to a file.

Anyone know of anything?

No. I need the coordinates of the part of the document I marked.

For example. I have a PDF that has a picture of a tree, a picture of an apple, and a picture of a car somewhere in the PDF.

I want to use the software to mark where in the PDF the tree, apple, and car is located then it should spit out a text file of their locations. Like what page they were on and the x,y coordinates on the page. Something like:
