Local SEO for Real Estate

There are many ways to monetize ranking, not just selling properties (especially if you're not located in the country that you target).

You can rent out the site to actual real estate companies, you can collect leads and sell them, you can use display ads, you can sell digital products, etc etc
Actually, I think ranking for low search volume needs experimenting and proof before writing about. 40 monthly search won’t generate any click. I think it’s a waste of time.

It could be, but 40 searches according to a tool? Some of those generate 1000 or even more per month but the tools are so inaccurate that you see 40. It's estimated. Make of it what you wish of course

Also, the magic is in volume. How well you can scale horizontally.

You cannot rank for a local neighborhood and call it quits. You rank for a lot of them and then gauge your traffic, and subsequently your prospects and your opportunity.

Lol why not try it yourself instead of moaning about someone adding value to this forum.

Also, in some niches, the value of 1 customer is so high that even 1 customer a month is huge. Imagine you're a commercial roofer or restoration expert. These jobs could potentially be worth 6-7 figures.
 
@BassTrackerBoats great thread. I love the suggestion of niching down further to neighborhoods/zips/counties etc.

I think there's a big opportunity in creating a heap of very local, topical authority content. You could literally specialize in a neighborhood and cover the whole niche. I know a lot of realtors do articles like where to eat, do your dry cleaning, and watch a movie in xyz. All this creates an insane amount of local topical authority that I doubt anyone has.

  • What is Greenwich Village known for?
  • things to do in greenwich village
  • what celebrities live in greenwich village
  • etc.
Going to add my own idea to this thread which I think would be very valuable for people:

Use demographic and market data. Zillow has data on home values going back 20+ years on:
  • MSA
  • County
  • City
  • Zip Code
  • Neighborhood Level
Demographic data will show things like poverty, household income, etc. to get a sense of a place. If one were to create a site targeting high income, high home value areas, then the value of these leads would be very very high if monetized properly (one thing I've not thought of that much on how to best do).

You've only got to watch shows like Selling Sunset, etc. to realize how much value these listings are. $5,000,000 home sold is a nice chunk of commission. IDK about referal fee laws etc. but a flat fee would be great. Imagine getting a a $1,000 flat fee on a referral of a sold property etc. you don't need to target too many locations across the US to make some nice income :)

Damn BassTrackerBoats you've got me thinking about a new project :D maybe I'll do a journey thread here. I always love experimenting/testing keywords/ideas out.
 
There are 574 cities in the US with $1,000,000 home value...

I can pull population data from that and it probably adds up a heap. Even being extremely narrow on bedroom/bathroom you could probs do decent traffic. If one can pull MLS/listing data you could have a real niche site. IDK laws on MLS data and representing properties etc. though.

You can pull MLS data and leave out particulars as to an individual house and, of course, adjust the content.

I have MLS access and that is not all that hard to do... just don't tell MLS.

Hmmm, I'm guessing bounce rate is going to be terrible if you've just got text if one didn't want to fiddle with MLS. One could display a permentant banner that says

"Sorry no 3/2 properties are for sale in xyz, these are desirable homes, for the best chance of buying a home contact one our real estate agent partners today..."

One could also have their own listing site that's not MLS based but idk if agents would be bothered to fill in/create listings (maybe if you drove enough traffic...)

I just checked and there's 1,563 neighborhoods with $1,000,000+ average home value... :eek:

I wish million dollar listing wasn't a thing cause that'd be a neat domain name lol

Site.com > State > City > Neighborhood.

1. Draw out a structure.
2. Residency Data / Neigborhood Data
3. Real Estate Listing Data - Either use Zillow's Bridge API or Scrape Zillow/Redfin/Trulia or if you have access, use a big name MLS.
4. Scrape Local Business Data from YP or similar
5. Scrape Key Resources from Wikipedia (Eg. - https://en.wikipedia.org/wiki/Little_Havana )
6. You can use a standard content template like - The best restaurant in Little Havana is {x} - Or deploy an AI to write about local businesses
7. Trulia lays some of the ground work for you, that can be further enriched (Eg. https://www.trulia.com/n/fl/miami/little-havana/166152/ )

8. Go crazy with a content rich site concentrating on neighborhoods across the country.

9. Once you see some rankings, just ping local real estate brokers. Setup an account at Ringba and sell calls all day, everyday.

10. Send treefiddy dollaz to @BassTrackerBoats for every neighborhood where you close the deal.

Yeah, that'd be great. Thanks. Just thinking best way to do this in terms of what to target.

On a similar note I'm about to do a 300+ location roofing test site using some virtually 0 competition keywords that should be fun. As you can imagine population is low (I think average is 2,400). Adds up to 800,000+ population though so even if one location with 500 people gets 1 lead a year it all adds up hopefully to at least $1,000+ extra month I'm hoping.

Just thought of something.

One can apply this same model to:

  • Mother in law suites
  • Pools
  • Detached garage
  • etc.
If you want to find out what's popular in your market you can use something like Redfin sold data for past 1 year and they show you an average of size, bed/baths etc. so it might be that a market mostly has 4 bedrooms etc. I'm taking a look at zillow/realtor keywords see if I can find anything interesting.
 
This is one of those strategies you can just pack together and sale as an ebook. Anything with low search volume is waste of time. No matter the keyword you type for real estate, you must see zillow.

Again, have you read the post in this thread. You need to think creative. I've found plenty of examples of SERP where search intent is not met at all. Stop focusing on search volume. The mere fact queries are coming up on autocomplete etc. shows there's demand. If you're targeting expensive properties or whatever you don't need much traffic. You gotta think obscure stuff that is so niche zillow etc. isn't gonna bother competiting for.

Why not actually test something out before coming to conclusions. Posting your results would add some value to others on this thread.

Forget adsense... the money is in the leads and that would be real money too.

Real estate people, mortgage people, home improvement people, etc.

Just to add to the comment above, if your traffic is decent enough, then one could setup their own listing site, which is something I had in mind for more obscure stuff.
 
Actually, suggestions or answers are based without result. If anyone is making money from rank and rent, just add screenshot of calls. At least, I can believe your low search volume works.

It probably would not hurt you to give this a try with your own ideas as to how this may or may not work.

Even if nothing makes you a plumb nickel you'll get more value in education for the effort than the cost it was for you as to the education.
