Question about raising ranks in the map pack

Hi all

Im working with a plumber.

They are ranking outside the top 3 in the map pack for the main town they focus, lets call this "town 2" but in the top 3 for towns. The search term is "plumber + town"

So they have a registered office in "town 1" - but dont really serve/focus on that area as its a small town. Its about a 10 minute drive to the main town they focus in.

Their GMB page lists their physical address and shows their premises, but is listed as a service based business, and I have completed the service areas (around a 30 mile radius for where they cover)

So when searching for "plumber town 1" they show in the top 3 map pack - but page 2 organic (as they dont have a page listing that town specifically)

The main area of focus they want to improve (and main area where most of their business comes from is "town 2"

Their homepage is geared around this town, has lots of content around that town and meta data and on page seo is optimised for this town.

They rank 4th in organic results, but not in the top 3 of the map pack.

We have the most reviews and an overall rating of 4.9.

The GMB is really optimised, with all fields complete, plenty of photos uploaded.

I have just ordered 25 citations to be built via brightlocal for this client (their citation checker was only showing 7) - so i'll see what impact this has.

I know that the search radius/location of the searcher can have an impact on the results, but ive searched from a few different locations and theyre not in the top 3 map pack.

The company has a better backlink profile that the competitors in top 3, and regularly take part in local link building and secure links from local networking events, expos and local press etc. We are also listed on niche specific directories.

Im wondering if the problem is because we show the physical address and its not located in town 2 (however i do list all the service areas)

Any idea on what else I could possibly try to move them into the top 3 map pack - or any suggestions on why they aren't already in the top 3?

Yeah the results are based on his registered location. He'll need to set the address to town 2 in order to rank there.

Is there anything else affecting this, or is it purely the location of where the business is based?

The business is a service area based business. As in they do not serve customers from their office. They service customers at their location.

From what you describe, the location is affecting it.

Note how when you narrow it down to specific town you don't rank, then when you generalize it does. Means it's not pinpointing your biz location to that town. Get a pobox there and confirm your address, might work.

Would it be better to change the existing gmb listing, or to create a new one tailored to that town and area?

Can you change it? Don't they require an address verification or something? If you can then by all means do, since you're getting targeted for a different city on local search.
 
Do not change your existing GMB listing address, Lol.

If anything, work on setting up a 2nd GMB in the other towns and rank those for him.

If you want to increase proximity for this GMB then work on your websites on-page SEO and build content related to those cities and neighbourhoods you are trying to grow into alongside geo-related link building.

If they can get a premises in the other town, would there be a negative to changing the address?

If you change the address on your listing you can expect all of your traffic to disappear for a while until it builds up again

just get another GMB with a second address and combine the leads from both of them to get twice as many calls. Simple local SEO.
