About to buy a website. Tips?

I'll buy a porn tube off some guy from a forum tomorrow. About 2 months old, pretty good stats, and a decent monetization system.
How do I know I'm not getting a site with botted traffic? I did access the analytics as a guest and could take a quick look at them but I'm new to buying and selling websites so I really didn't know what to look for.
Another question, is there any way the guy could scam me and pull back the site after I pay? He already agreed to use a middleman but you can never be too sure.

I'd like to hear some advice from an experienced member.
 
You can check the traffic showed on services like Ahref, Semrush. These tools are not 100% accurate all the times though, so you should leave to these tools a margin of error while using them, but if these tools shows 0 traffic and your seller tells you there are 10k users daily... then probably it's botted.

What if I already accessed the site's analytics and saw the numbers myself?
 
Same thing. There are ways for botted traffic to appear on Analytics
 
Can anybody just take a look at the site for me? I think I'm not qualified enough to decide if it's a good purchase or not.
 
Check the metrics on semrush and then the waybackmachine to see what it previously has been used for, this way you'll have a better understanding whether to buy or not.
 
if you have access to the analytics, check if he is putting UTM on the links, and the source of traffic, also, ask him to share the data from Google search console so you can really see his SEO traffic
 
Check countries, cities, devices/operating systems, how long they stay on the page, pages they visit, and look at the trend of revenue, is it going down or up.
But ideally, you'd want to get advice from someone who's already running such a business.
