Real Estate Wholesaling

Hi Everyone,

My main job is as a real estate wholesaler. I thought I would reach out on here and see if anyone does the same and discuss different marketing techniques, lists, data sources, etc. I mainly do SMS and RVM now, as well as some bandit signs and door hangers.

I'm thinking about expanding to Facebook ads, maybe combining them with SMS youtube links to gain IP. Also considering a broader facebook approach with kind of an influencer marketing technique but with smaller accounts and commission-based. If anyone is a wholesaler or Facebook ads expert let's talk and make some money! Some of my current KPIs are 4k profit per deal, $450marketing per deal, and $35/lead (real lead).

I'm at slightly different parts of the process to you. I actually invest in residential real estate wedge deals. BMV needing rehab (BRRR). Funnily enough, I also run a mail house for direct mailing, printing, and whatever else which I use to generate a lot of leads.

We have to talk, it seems like we are into a lot of the same stuff. How many people are you marketing to each month? I'm doing about 4k and my total costs are usually between $1000-1200. I haven't done any direct mail marketing yet but I want to get into it. What are your costs per letter/postcard? The service I was considering using was .50

haha only just realized you're the same guy, because I don't wholesale, I only run campaigns when I'm looking for a new property. $1000 to reach 4k people seems insanely high. We could definitely mail for less than that including lists designed for wholesaling. Pre-foreclosures, unpaid taxes, etc. If you were doing EDDM (every address in a ZIP) then it's even cheaper per address.

Printing is insanely cheap if you know the right people. I did some outdoor yard signs for about $3 each a month back.

Well, I have a lot of fixed costs in there. Propstream $100/month, Docusign $25/month, marketing platform $50/month, Mojodialer, $150/month. It should be cheaper when I scale.

My girlfriend is getting her license right now, to sell the retail properties that I come across. I'm going to do all the work for her marketing-wise and she can just have the open houses etc. When I'm scaling her business, I think I will do EDDM. (I might also do EDDM if things get turbulent in the housing market)
