It's been almost a day, but I don't see any response, so it's either I'm trying to talk to the wrong audience or my question wasn't clear enough for other to be able to respond.
While I don't have any control over the first scenario, I can try to clarify my question to see if it will get more traction.
SO...
I have a food service business idea that involves serving ethnic food in a location that is attract a lot of people of these ethnicity.
What I have going for me:
- killer location with none to low competition
- opportunity to have discounted rent
- high TI allowance
- several friends who indicated they would invest
- friends who can help run this type of biz
What I really need is a reducted/sample business plan that I can use for planning.
Any advice is welcome.

Used to have a Diner business with my parents for 12 years. I was a cook in the Diner business . Yes we made money , and I even bought a house in a recession.
But I would rather kill myself than do it all over again . Dont ask me why , go do something else with your life, anything , keep away from the restaurant business.
I dident have a business plan , used to wake up 4:00 in the morning and come home 7:00 at night . I was the busiest in the location , stores were closing left and right in the recession but I was getting busier and busier , I pushed the store to its limit , pushed myself into my limits.
Before starting your restaurant business , go around to 100 restaurant owners and ask them for advice , dont come to the internet hoping to find a business owner to give you advice . A real restaurant owner wakes up at 4:00 in the morning and comes home dead tired at night , he doesnt have time to post on fuken blackhatworld .
Even if you paid me 275,000 a year to run a restaurant business, I would swear to god hope to die , I will gladly , gladly gladly gladly, kill myself.

Enjoy serving customers who complain because the price of the coffee went up by 5cents.
Enjoy paying workers the lowest paying wage in the entire country , good luck finding motivated workers that want to clean dishes .
Enjoy paying the government fees and taxes ,
Enjoy paying the electricity , restaurant equipment , refrigeration , garbage removal , water, heat , etc.
Enjoy paying for when things brake down , and they will all the time .
Enjoy paying the land owner thousands and thousands just for operating a business
Enjoy paying the government fines .
Enjoy thinking in your mind that you will be able to find good workers to replace .
Enjoy when you find out that two of your main cooks did not show up to work and you have hundreds of customers to serve.
Enjoy being in a over saturated market, where every block has 10 restaurants.
And the worst of all is ENJOY spending 200,000 to build a restaurant business .
ENJOY MY FRIEND !

I don't and have never owned a restaurant. But I can tell you that those two comments will be a recipe for disaster. Getting into business with friends or siblings doesn't often go very well.

98% of all the restaurant owners I knew FAILED and just because they were busy did not mean they were making money .
These new restaurant owners never spend the time to learn about the pros and cons of running a restaurant business . They think its romantic and like in the tv shows. They have no idea what their getting themselves into .
They read a book and watch a youtube video and they think it is reality.
