Yes 5 to 6 pages is better attention span of people are short everybody's in a hurry these days.
Generally speaking yeah, a 17-page long lead magnet is a bit of an overkill. But you might be alright if you use many graphical elements like infographics, graphs, pies, pictures, bars, etc.

If you give it away for free then people will not read the whole thing but... If you sell it to them for a small amount like $7- you will get people that are really interested and get some $$$ back for your investment in time and money.
My lead magnet (i really hate this buzzword, not as much as i hate the word influencer, but close) is about how you can get leads for your local business with facebook and messenger bots, and i am really niching it down and selling it on FB and IG do a lot of re-targeting and stuff but that is outside the scope of this post.
The leads you get from that are so much more valuable because your prospects have made a commitment by buying your ebook/report even if the amount is small (like $7-) they will contact you and ask you questions and that is when you start to soft sell your services by helping them out, you build trust and rappor and before you know it you are closing a $3000 a month deal without the stress of selling.
Great thing about asking a small amount for your ebook os that it can cover the ad-spend, so basically you are advertising for free, and there are many ways to twist this.
Keep in mind it does require a good deal of testing though...

My rational is if I am giving them something for free more people would be willing to get it and when they see the value they are getting they will trust me and would like to hire me since they feel I know what I am doing.
By the way I got inspired by you I actually did see some of your past posts and I noticed you mentioned at one time that you dont try to sell them when you first contact them only give them something of value for free. So this is what I thought about and I realized I could do that alao when I read @BassTrackerBoats ebook thread.
Yeah, i did the freebie stuff too (i still do sometimes in some of the low grade niches like yoga or barbers or something like that) there is nothing wrong with that principle.
The thing is that you get more valuable (easy to sell to) leads for the reasons i just mentioned at least that is my experience, it is an sort of evolution in my business and if you wanna get the high ticket stuff sold you need trust and rappor and i don't think you are going to get it that easy with free stuff, because people don't see the value in free stuff as much as they see it in something they have invested in.
Anywhere around 5-7 pages would be ideal & including images may fluff a lot more.

I tried to sell ebooks before for low prices to businesses but I had a hard time getting people to convert maybe it was bad targetting on my part dont know. So I thought about offering it for free would be the better route.
However do you advice I should add my offer at the end of the freebie with pricing or should I just leave my contact information?
I mostly resell on re-targeting people that have watched 50% of my video, but that is something you need to test as every niche/city/advertisement is different.
