Safest investments

Very smart and definitely the ideal way to go about it.

I want to invest and will probably have to go the loan route but like you bring up, don't over due it on the leverage. And if I am keeping my eye on the mountain and not using the money I get from renting it out for anything other than paying the loan off it should work out.
Im not a wealth consultant (disclaimer hehehe),
If you take a loan, take one with fixed interest for atleast 10 years. I know, you will get a little bit higher intereset. But you will have the security not to get fuc ked when there are rising intereset rates.

Tell me about it! this is a good point. I'm sure a lot of banks count on this to make more money on us

I guess one thing I have going for me on a real estate investment is I have two good friends who work in that industry who want to help me get a good deal, not just get their commission and to hell with me.

Like going to a new tattoo artist, check his portfolio and work station first! Make sure you like the guy before you commit

In which country are you living?

Here in Germany you just ask the bank for a fixed interest rate

USA, west coast is overpriced so it'll probably be Florida or something. I'm sure they have fixed rate options, but I'm sure you have to also know what to ask for

If you're talking about investing in real estate, not in developed countries, but in third world countries is a feasible plan. By this time in 10 years, is going to be smart homes and like 15% of the developed countries population will be able to afford them either on their own or through mortgages and these old ones you intend buying now will faze off...imagine next 50 years, who wants to live in them old homes?

If it's in Nigeria, mehn is a cool business cos next 25years we're still coming to where you guys are currently at least 60%, that's if am not exaggerating.

Man, look for renewable energy, they will be the backbone of what powers the next generation smart homes and technology, without them there's no future.
