What makes go for a keyword?

What's are the factors that you take into account when choosing a keyword, like, what makes you go for a keyword.
specifically, I'm asking about two factors:

1. Search volume range.
2. DA and PA of the top 10 in the SERP.

Assuming that you're not willing to spend big money on link building (this is white hat SEO section, right?).

I know that you should be mixing easy and difficult keywords, but, I'm asking specifically for keywords that you can rank for in a 6 months period, following a white hat strategy.

First thing first, you need to be sure the keyword would make you money.

Search volume is not even a thing to me - A moderate search data of above 300 will be fine. Reason? Working with amazon affiliate keywords over the years - There are products on high tickets with low search and average competition compared to high search volume with low sales price on AMAZON.

If you're just starting a NEW website - You can't go wrong with a clean expired domain, Time to me is a priority and wouldn't be waiting six months to start seeing tractions from hard work.

Eye-opening.
The only thing that keeps me away from black hat methods is the fact that I should know what I'm doing.
Honestly, my current project is something that I don't want to play with. Maybe I should start something on the side and experiment with it.

search volume first and backlinks if expired domain, some web tools are useful too

While choosing a keyword consider these:
1. Low competition and high search volume keywords
2. Long-tail keywords
3. Compare and choose keywords from competitor websites... etc
