Advice on site worth

I've been managing this site for sometime now but i'm thinking i'd like to move on and try other things, but i've never sold a website before so i'm wondering what makes a site stand out as something worth buying? How to go about selling it and the entire process involved obvious scams to look out for what type of payment should i accept and so forth if i'm to go through with this.

Not much at all, but im no monetization expert. When i ran popads combined with native ads it'd make around 50+ a month to pay its own bill, but the site doesn't require much management has its own automated system click one thing and it grabs and imports new content from a reliable source. Has an alexa rating of about 440,000 global. These are analytics from April - June does any of this matter?

There are many reasons people may want to buy a website from its income to even just the audience for example email listings ect. its also where to sell your website to find people interested, that being said i have seen a few on ebay.
