[Email] Journey to Banking Hard with Email Lists

@QueenAnnesRevenge
That's very promising.
By the way,I'm interested, you mentioned several times that you are on a free plan at mailchimp, but doesn't mailchimp simply allow you to create the opt-in pages and allow mass email sending? Which service do you use to drive traffic to your opt-in page?
Classified ads, SEO, and referrals from other sites.

Week #5 November 12-18, 2018

The past week

1) Finished setting up the RSS emails.
2) Tested a CPA offer to about 550. Results: Zero clicks, zero conversions, 22 unsubscribes! (Oops!)
3) Tested a more aggressive mailing schedule with 3-4 emails per list. Results: Barely noticeable increase in earnings with a very noticeable increase in unsubs (another Oops!)
4) Got another reply regarding buying solo ads, this time from a mortgage broker. We're scheduled to discuss things this week.

Plans for this week

Lots more testing. I'm beginning to suspect that collecting email addresses is actually costing me earnings. I believe the returning visitors minus unsubs is earning less than if I wasn't collecting emails at all. I made some site changes last night so people can see houses, and more importantly ads, before signing up. So we'll see what effect that has.

Numbers for the past week
I've got 9 lists now so I'm just going to give you the totals.
-------------------------------
Total Subs 682 | Change +162 | Average Opens 29% | Average Clicks 12%

Spent: $0
Adsense: $28.76

Total Profit since Journey Began: $108.67

Great work so far! Once you get the ball rolling and have a larger list I imagine solo ads will be your highest earner - featured properties, mortgage brokers, moving companies, etc. I wouldn't worry too much about copy and pasting from larger real estate sites either, just mark them as "featured" or something similar. Realtors will take any advertising they can get - putting their listings in front of as many eyes as possible is their job and nothing beats free.

@Storage I did some copy & paste from realtor sites years ago and got a Cease & Desist letter from the local association's legal department. So it can be an issue. Although I agree it's unusual.

What went wrong with this CPA offer? What was the difference to the other offers?
And "spam mailing" shouldn´t be a benefit, try to find and stick to a schedule (analyse the best times for your mails); at least that sounds like a smart way to do (I´m not mailing)

Were you scraping a large amount of listings? I could see a regional MLS getting upset about that as they charge for access to their database and limit it to realtors. For only a few listings being promoted and marked as featured listings though I imagine he'd be okay.

This was my first attempt at promoting a CPA offer. All the other money I've made has been from Adsense. I assume they just don't want related offers. I guess that's not that surprising since they're unsubbing for having house listings (that they signed up for) sent.

Nah, just a handful. I probably should have worked with one listing broker and got permission from him/her to repost their listings.

I would recommend to stick to adsense and paid advertisements from brokers and e.t.c
CPA offers and all that stuff always ooze that exploiting customers feel.

I have an email business and have found if you want to promote relevant cpa as a one off it can cause issues, but if you offer it as an alternative on the same page it is less likely to piss subscribers off.

For example you could have your usual adsense page but also say a cpa banner offer for companies that offer to buy properties.

Yeah a lot of CPA offers are really sleazy :poop:

Thanks for the suggestion. I'm leaning that direction too.

Definitively an awesome journey, will follow your updates since I would like to see how things scale up in the nearest future :)

Thanks bro!

Awesome journey, definitely following! How many hours a day/week do you spend on this?
About 15 minutes - 1 hour a day depending on what I'm doing.

Week #6 November 19-25, 2018

The past week

In the last update I mentioned that I was becoming suspicious that collecting email addresses was costing me Adsense earnings. So all this week I sent traffic directly to pages with ads on them without forcing people to give me their email address first. The result was zero mailing list growth but nearly a 3x increase in earnings!

Plans for this week

I made a deal with a guy to promote his financing offer to my lists. He expects his new landing page to be set up by today. So assuming that gets done I will try promoting to my lists again. If it works out better than the Adsense earnings I will go back to collecting emails. If not I have one more idea to test out before calling this journey a fail.

Numbers for the past week
No list growth as mentioned.

Spent: $0
Adsense: $84.61

Total Profit since Journey Began: $193.28

Ah well therein lies the rub.

If you dont collect emails you get more immediate earnings, but no long term passive retargeting.

If you stop collecting emails, this means you pretty much have a job and have to constantly bring in new traffic else no income.

The point of an email business is the compound effect of collecting emails and for minimum effort remarketing to them.

So beware of chasing the fast cash as it is not a long term business strategy.

I agree 100%...but not for this niche/monetization combo. The people I'm attracting to my lists are very short-term leads. They're looking for a house right now and when they get one they will never open another email from me again, so I have to keep replacing them with fresh leads anyway. Combine that with the extremely low Adsense earnings from those who do click on my emails. And you end up with a lot of work with minimal return.

For this niche to be profitable the monetization has to be much more per lead. Solo ads are a no-go as far as buyers are concerned. Everyone I've spoken to has been burned by guys who claimed to offer the same thing I do. The only thing they're willing to try is a referral fee on closed deals. The problem with a referral business is tracking to keep your clients honest. Even if referrals do work out I don't need to collect emails, I can just refer them directly from my site.

So long story short, I don't think email lists are a good strategy for the real estate niche, unless you are a service provider (broker, lender, lawyer etc.) Or you are an amazing salesperson and can sell these people CPA and CPS offers that aren't related to what they signed up for.

There are lots of things you can sell to this list, think of everything you need when you buy/sell a house. There is a hell of a lot more to be made than just an adsense click.

nice organized journey. don't stop there
and about the solo ads buyer, u should keep looking, cuz you need to find just one or two and u are ready to make some steady profit
and don't make them feel like they're your first client, you'll need some negotiation tricks here
good luck :)

Week #7 November 26-December 2, 2018

The past week

I've tried a pop-up for email list sign ups but it hasn't worked at all, not a single sub. I have however got a few people who filled out a form to rent or buy a house and have referred out the good ones to a realtor I'm working with. We'll see if any of those referrals turn into $$$. But for the moment all of my earnings are coming from visitors to my site clicking on Adsense. Nothing came from the email lists again this week.

The deal I made with the finance guy last week fell through. And I still can't find anyone willing to buy solo ads for these lists.

I also tried promoting some other offers to my lists and got nothing out of it. Not even 1 click.

Plans for this week

Since I'm not making any money from the email lists, this journey doesn't actually match the title. Do you guys want me to continue to update this thread?

Numbers for the past week
No list growth.
3 leads referred out.

Spent: $0
Adsense: $58.65

Total Profit since Journey Began: $251.93

You earn a good amount of money, considering how little subscribers you have in you list,so what's the issue?
Even if you are not able to monetize the list by means other than adsense,it's still generating revenue, isn't it?
