Where to get a website valued

I hope I posted this in the right place. I have a website I am looking to get appraised and I am not sure where to look. I went to sedo and I believe they are just for domains but I am looking to sell domain and content + social media. Site has made $215,000+ CAD in 5 years and averages $60,000 CAD per year.

I am willing to pay for the appraisal.

I don't wish to post the site or niche here. I am just looking for a place to get it appraised. A reputable company that has been around for awhile.

I want out of the website market. Going in another direction and I need the capital.

I prefer not to deal with anyone directly on this site. I am looking for a business. something comparable to SEDO but with content as well. Unless they do content too but I don't want to pay their $90 for just a domain appraisal. Thanks for the response

Thanks for the response. Empire Flippers uses wordpress. Maybe I am just old school but myself and my development team cannot take any business seriously that uses a template for their site.

Also they use "as seen on". I don't want to say those statements are false but from cross referencing their claims I cannot find proof. Maybe it is a viable source to sell sites but not for the value I am looking for.

Same goes for feinternational.

I am sure for some sites these types of sites deliver but these two are not for me. Thanks for the response and if you have any other business you want to mention please do.

So maybe you can calculate it by yourself.

We used something similar to come up with a valuation based on history, potential, niche and other factors. We have also had trusted sources look at analytic data. What we are missing is an official valuation so we can sell it off that price. Thanks for your response.

Flippa is a no go. Does Sedo value domain and content? From what I can tell and my sources it is domain only. If they do domain, content, social media, niche based on numerous factors that is exactly what I am looking for.

One of the main reasons for selling the site is our CTR is terrible no matter what we try. we are making less than pennies on the dollar and it is a very profitable niche. We have tried for years to improve it including working with other revenue streams, People state between 2% - 5% is normal for CTR. If we were getting even the low end of that I would be laughing all the way to the bank. We are not even close to that.
