Hello there,

My website makes good income monthly, and that guy (who seems legit) offered to buy it for almost $50k.

There's no broker between us, and I don't feel like going for a broker anyway due to the high commission they take.

So my question is:

What is the safest way to sell a website without the help of a broker? How can I guarantee that fraud is not possible throughout this process?

you can use escrow though it will charge you some money. how about them paying first before you give them all the logins?

Escrow. Don't deal directly, especially not over paypal.
 
I sold a site some months back using Payoneer escrow which is much cheaper than Escrow.com You can consider that too.

I'd never considered that as an option.

If you have a good income flow from it, I would consider keeping it; you'll be reaching that amount sooner or later and you'll still have the site.

If you really need the money, use a service with escrow type transactions.
 
What is your main traffic source?
If your main traffic comes from social media, you can sell that website without the social media account (traffic source) and create a similar website.
Then, use the social media account to grow your new site or you can ask for more if they want the traffic source.

you can list it on flippa - they have a escrow service as well
 
Short of cash in person, like most have said, pay the small fee for an escrow. And you don’t need a broker but I would spend $500 on a decent attorney to draw up terms of sale.

I advise you go for escrow.com just to save you future problems. Leave brokers out of it for now.
 
The most important thing is to create a sale agreement {there are a number of templates online for that, or for that sum it may be worth paying the fee for a lawyer}. If the person is legit they will have no problems with signing a sales agreement, and may even have their own contract ready. And then make sure you close using Escrow.com. Escrow makes sure the money is there before you release the files and transfer the domain. Make sure the sales agreement states who is responsible for the escrow fees. {You can split or have buyer pay them}. On your end, make sure you have good backups of your website so it is easy to transfer to the new buyer. Good luck with the sale!

While your post is a bit old I just wanted to give some insights since I've been selling and buying domains for years.

If you decide to use Payoneer escrow make sure you know who your buyer is. Payoneer escrow offers the buyer to pay using his cc . But if he decides to chargeback the payment after he received the merchandise then you're screwed. PE is different than escrow.com since they will take the money from your account (if you used your global payment as the receiver).
