Page vs Domain

Hi,

I am investigating a niche that I found and one thing bothers me.
In top 10 there are 2-5 sites with page authority between 1-5 and they have just a few referring domains. But when I check the domain it has a lot higher DA and a lot more backlinks with referring domains. Also, the domain age or the results are between 4 and 20 years.

How do you think should I go for this niche?
Based on this info would you just leave it or investigated further?
What else to look for?

These are authority sites that rank without issues. Competing with them would be difficult though not impossible. Create better pages and if possible, looking for an auction domain with good domain age.

So basically domain metrics are more important than the page that is ranking?
