Zillow fake listing to generate buyer leads?

    Just was on Zillow and when looking for a place to buy and rent, there's tons of agents. Sometimes you'll call for a place and they'll say the house was already taken, but then ask you for what you're looking for. Now they just generated a lead of someone that's interested in buying/renting a home.

    Is it not possible to just post a listing to generate buyer leads? Then sell those leads to a real estate agency.

    Speaking as a California real estate Broker here. In my area Zillow does not allow any postings for "for sale" properties that do not come from an MLS or a corporate system (think Keller Williams, Re/Max, other big names). For that, you have to be licensed.

    You can post FSBO properties, but (in my experience) the vast majority of the leads you will get are either agents looking to list your home or people looking on their own but who already have an agent. Plus with the way Zillow does it's leads, it's going to send that person who contacts you to four (potentially more) agents at the same time. It's very rare (in my area and experience) for someone to directly dial the listing agent (or seller for a FSBO) and not use the contact forms.

    Your area may be different, as real estate and buyer customs are extremely local and can vary significantly from one city to the next.

    @BHSEONewb is right.

    Zillow, Realtor, Trulia and the rest of the real estate sites make their money off lead gen. They get a lead on a home and send it to a half dozen realtors in the area.

    In my area it seems you can create a listing by owner. Will have to look into it and see what I can do.

    I'm assuming they do it for buyer leads too. I've used Zillow as a buyer for a bit. I've never been contacted yet by anyone I haven't already reached out to. Sometimes I'll call the number on the agent's profile (easier) or submit the form and then they reach out to me. Then if the property turns out to be a no go or not available, the agent will show me a few other properties.

    May be worth exploring. There's a lot of potential and need for marketing/lead generation in my area. Just from talking with any agent how I do marketing, they're immediately interested in marketing. Though I would never provide services unless I 100% knew I could help.

    Sorry, been in real estate almost my entire life so I'm too used to throwing around jargon and thinking everyone knows it. FSBO means "For Sale By Owner", which Zillow does allow you to do. As I said in my original reply, in my area the vast majority of leads you get are other agents or people working with an agent (there are several online classes about prospecting the "Make me move" and "For Sale by Owner" sections of Zillow. Sold the one I put up as a FSBO twice to buyers with agents, but they both backed out. Ended up listing it in the MLS and finally selling it that way.

    And they get very upset when you find ways to get your contact info infront of buyers without them becoming a sellable lead. Could even kill your account.
