Hello everyone,

I live in France and have my family in Morocco and I can't figure something out about investing in real life. My goal is mainly to lay back and have some money flowing. I only think about buying a house or else but I don't find it good enough for those countries (gross 6%).

I have easy access to France - Morocco - Portugal - Spain

Maybe someone here have something he would like to share that is done in a complete different country I didn't think about ?

I have some money coming soon ( 40k - 80k$ ) soon and I don't want to let it sleep in the bank (inflation...) so I gather all the information I can before doing something with it

Thank you for sharing ! :)

NB : Please don't try to join venture with me, I just want some insights !
NB2 : I hope it's good to post this here, if not, let me know so I can delete the post.

Invest in personal development. Learn programming, SEO, dance or anything that interests you.

With the rest. you could put them in low risk stock and get a nice annual return. Alternatively, if you want to go full grind mode, invest in an offline business like a pizza shop, or anything you find your local community needs that they don't have.

I already have a budget for that ! It is indeed important.

Like I said, a Pizza shop or anything else is time consuming, and I want my money to work for me.

Real estate, with that money you can find some nice houses to buy. Since you have the money you can offer 20-30% less than what they're worth until you find someone that accepts
obviously check the condition of the house u dont want to spend more than 5-10k on rehab unless you know it's worth it.

Rent it and you'll have free money coming in every month for the rest of ur life + if u ever need to, you can sell your house for just as much or even more than u bought it for (if u do a rehab and increase its market value).

You can find houses at 30-45k and as such you can probably buy 2 instead of only 1, it's fine to also ask for a small loan of 10-15k to the bank as you'll quickly pay it off once u rent ur houses

Not sure how the arable land market is in France/Spain? Around here its bring 5-6% interest without the risk that come when renting house (no fires, floods, earthquake, deprivation of the property etc, non paying tenants etc). Also the prices are constantly up.

Invest in stock.

Tesla is a good choice right now. Basically anything related to Elon Musk is a good choice. The media is so hyped up for him.

If you have extra time, e commerce is what I recommend. Build a warehouse, import goods from China and resell.

Oh and of course don't forget the WeCanBeBillGatesCoin it will get pumped 100000% very soon!

Note: I'm not a pro investor or financial adviser, just saying my opinion.

5-6% interest doing what ?

spectrejoe : I thought about Real Estate. There are a lot of interesting things to do, I am searching something at the moment, I plan to loan money for it. I live in Paris, it's impossible to have something cheap. Morocco has the biggest bubble I know with a currency that is not "tradable", and Spain is the country with the most people owning their own property in Europe, so a smaller town in France is going to be my choice.

LightningKing : Yes, stock is an option. But if I chose stock, I think I am going to give my money to an expert company to manage the money instead of doing it myself.

Thank you all for your advices, feel free to add more :p

Tesla is very much not a good choice right now. They have been fucking up left and right, failing to meet deliverables, and while I love Elon Musk and everything he is doing right for the world, he has been treating Tesla like a meme stock and focusing too much time on SpaceX.

Look at this:

HFsiUus

Tesla is down 10% in the past full year. And while they are technically up over 400% in the past five years, almost all of that was attributed to a massive spike that occurred between April 2013 and February 2014. Since February 2014, Tesla's stock is up about 16%.

The past two years leading up to the drop in February has been the biggest bull market to ever exist. A breakthrough company and pioneer in their own industry rising only 16% in four years is not a good sign. That 33% in the screenshot above is the percentage of analysts who recommend buying the stock.

In that same timeframe (since February 2014), Netflix is up over 400%, Apple is up 124%, Amazon is up 325%, etc. I own stock in all of those, and Tesla.

Media hype is not a good indicator of stock performance. Look at Facebook. They were relatively unaffected by the Cambridge Analytics thing. Yes, their stock fell, but so did everyone's around that same time. They released their stellar Q1 earnings and their stock is up almost 10% TODAY. This is for a company worth half a trillion dollars mind you, not a penny stock pump and dump.

@zebestof230 if there is one thing I can definitely suggest to you, don't come to BHW for investment advice. And this is coming from someone with a degree in the finance field, eight years of experience in analytics, and a CFP license in progress.

If you want to lay back and do nothing and safely earn a return then don't expect much.

For the opportunity of higher returns, you have to be willing to risk your initial capital investment.

Invest your money in building a business, you will have all the control and will get a much higher ROI if done right.

Renting the land to farmers. Usually is long term contracts - 5 years at least, so is not fast liquid asset, but the ROI is pretty decent with almost zero rick.
