    Hi, folks.
    I want to begin site-flipping, and need some advice on what to realistically expect, money-wise, per sale.

    So, what could I realistically get for an Adsense site with these stats:

    - 1000+ local monthly searches in Google for main keyword term
    - CPC $1+
    - Shows up at bottom of 1st page of Google for main keyword term
    - 50 unique visitors/day, organic search traffic (according to AWStats)
    - No Adsense revenue yet
    - Site was created 7 days ago
    - Site has 3 posts @ 600+ words each, unique Privacy Policy, Contact form, and FAQ page
    (posts are original content written by me, not spun or scraped)

    With those stats, what could I realistically expect to sell the site for on Flippa, this forum, or even a place like DP?
    Any help will be suuuuuper-appreciated!

    I would pay less... most keywords are not hard (at all) to rank bottom of page 1.
    so what's left is the actual value of what you got;
    3posts *5$ = 15$
    an EMD = 10$

    well... basically that's it isn't it?

    Awww seriously? :-/ This is a tougher game than I thought...

    Thanks for your answers... so, what if my site had proven Adsense revenue? I currently have one site that makes about 75 cents per day with Adsense. How many months of earnings data do I need before I can sell a niche site for over $100?

    Not much at all. Being on page 1 doesn't mean anything depending on keywords, volume, site traffic, revenue potential, site design, etc etc etc.

    Google's algo is fubared. Now is not the time to value a site because of where it ranks. Furthermore, new sites tend to rank well for a brief period of time and then drop to where they belong. If you find a noob buyer, get what you can. :) But experienced buyers would shy away from the site.

    I don't speak from my own experience, but I see people stating the following rule a lot;

    2 months of steady earnings
    gives you on average 10* monthly income as a selling price

    so your $0.75/day is around 200$
    sounds a lot better doesnt it? :)

    bottom line is that you need to get some earnings in. It has become just to easy and/or cheap to get a new site created with good content etc. If the EMD is good than ranking is not hard as well, (but increases your value a bit already), getting income is the prove that the EMD and the site are good.... people are paying for that.
    So stick with your sites a bit longer :)

    as others have said its a little risky, new sites tend to rank well for a while, But after the initial phase they will drop without seo

    What they said. Start making money with it for a few months and then come back and ask.

    Usually buyers prefer sites with a monthly earning proof of 12 months. Then the site can sell for 10 times that value.

    Make it look good, have some value other than just a site that anyone could have put together. Get it to produce a little bit for a few months and your good.

    Ask, yourself this, would you buy it? If so what would you pay?
