Lets say you did some keyword research for a local business example a Gym.

And then came across some really great keywords that are low in competition, is there anything you could do monetize it??

The weird part is the businesses aren't even targeting those keywords and i could easily outrank them with just on page seo. Now i don't own a Gym so that wont really benefit me but im sure i could do something to get some cash from this?

Note: i'm not targeting a gym, its just an example

you contact local businesses after you rank it. You add their contact info or you use callfire and redirect calls to their number. This is actually what i'm doing now
The method is called rank and rent.

Well first it needs to be weighted for profits. If the keywords BRING in conversions, then they are worth investing in. Second, most companies are lazy alongside their marketing agency. Third, in order to sell you need to "prove" to them that these keywords can bring in conversions. If you search via that keyword, would you want to buy that item, or are you looking for information? If you are looking for information, would you be enticed to convert into a sale? I just used the BARE basics of using psychology to create an emotional reaction that you want out of the target customer.

I like what you said there, yes i found some "buyer keywords" so there's a good possibility it will convert

My only concern is, how do i actually explain to the client what i'm doing

You could sell the domain/site to a preexisting business that would want the site with their keywords ranking. In many local niches there is almost always a site on the first page that you can tell is basically for sale since it lacks any business name or address.

    1.You could start a gym
    2. you could rent the site out as already suggested
    3. you could put adsense on it
4.you could sell ad space through buysellads
5.you could put affiliate offers on it
6.you could collect leads and sell or rent them out or again affiliate offers
