What would be considered ideal numbes for local search traffic and CPC?

So no one seems to be responding to my other thread so I figured maybe the title wasnt catching peoples eye.
I found some keywords that looked unbelievable to me..
Average US searches is 3071, average globals is 5001.
CPC from adwords is averaging 30.68, thats over 104 keyword phrases, exact match.
My question is:
Does this seem like what I think it does?
What is the formula that you guys would use for figuring this out?
I looked at it in the sense that if I got into the top few places, I potentially would get 10% of the exact searches to my site maybe, and maybe 10% of that I could get a click outta.. for some of these sites I would be anticipating 1000/mo from!
OR, is this a potential screw up in adwords keyword research.. or..?


Is that totally unreasonable?
If you were to create a formula, what would it be?

What do you guys think, did I find some sort of gold mine?
 
Also, just for a general rule, what is kinda minimum for global/local searches and intitle:"<kw>" inurl:"<kw>", since I am sure its all a factor.
 
When I've researched and found $20+ cpc, it was usually on terms that may have spiked that high but found virtually zero advertisers competing for the term... when you see a cpc that high, I just wouldn't start counting the money until you saw it actually collecting the clicks. Have you looked at it with Spyfu and seen how many recent advertisers were competing for that keyword?

PS. Intitle and inURL mean very little... who cares if there are 5000 or 5000000 pages competing? You only care about the competition on page 1 - and for that, SEO Quake or a little manual research can tell you the competition there.
 
Good to know, I forgot to mention that I was seeing high competition in those keywords as well..
 
On a similar topic, What software do you guys recommend for researching keywords?
I looked at and have tried Niche Finder, but it doesnt allow you to import a CSV or something, and I dont really want to sit there and copy and paste all day, plus its slow.
Anyone able to recommend anything like that to me that works well and has import capabilities?
 
Aaand again I dont get any answers, anyone have and clues about this?
