What type of websites are easiest to flip?

Affiliate websites that are in evergreen niches that do not require constant content updates are a good place to start. The same thing applies to websites that earn from ads, if you compare the two, websites monetized with ads often sell quicker than ones that make money through affiliate programs.

There are also certain niches that are always hot: crypto, finance, auto, gambling, casino, and cannabis. It is hard to acquire links in these niches as well, they cost a lot more.

If you are building a blog, do not sell guest posts or it will drive the value down. Do not use shit content mills or AI generated content. Write your content well, or people may be hesitant to buy your site.

Do not build multi-niche sites, e.g. tech is not a niche, laptops is a niche. It is hard to create topical relevancy in a multi-niche site, leave that to big authorities with an army of writers.

You can also be clever and not go into product based niches, but more of a category and then have articles on different kinds of products. e.g. nursing site that has best laptops for nurses, best desks for nurses.

If you can build a site that is not product focused (best xxx for xxx), but instead is selling or marketing something else then it will be more attractive since everyone and their mom (myself included) is building best xxx for xxx sites.

If you have your own product (SaaS) that has a subscriber base with recurring revenue then you'll have a ton of buyers interested in it.

At the end of the day, if a site is done right and is making money, it will always sell. How much it sells for depends on how well it has been built. Your content, your SEO strategy, and your value proposition will set you apart from the rest. People like investing in assets they believe will stand the test of time. So if you are building something quick and sacrificing quality thinking you're going to flip this, think again. People don't want a website you treated like a whore, they want one you kept like a wife :)

You flip your website into profit if you follow following steps are :—
  1. Put Google Adsense into your website.
  2. You can also try Amazon affiliated program. Put banner ads of Amazon affiliated on your website
  3. If you have huge traffic you can also try brand collaboration with them and make huge profits with them
  4. If you want to make over more money you can try to develop your products and sell to your audience

I don't know everything tbh, I am just sharing what I have learned. My journey started on BHW, I have actually learned most things here :)

That's really great.

I really liked your answer. Especially the guest posting thing. Indeed if one is willing to sell a business website and if your prospect buyer does thorough investigation and finds the sold links then this can impact your deal. It is better not to spoil the good website for few bucks.

There might be different opinions about it, but I liked this point.

I think the easiest sites to flip are the ones that are actually earning money.

That is obvious. Without earning from them, you will never have buyers unless it is some startup with buzz.

AA sites I've sold for 40x and even 50x monthly profit while I never got more than 35x for a display ad site.

From what I've seen, an average for display ad sites is around 25x avg. monthly profit and 30x for affiliate sites.

AA are the ones I sold the fastest by far.

Or
2 Traffic
Or both
Over last 6 months is the easiest to flip.

Interestingly, not it hasn't. I believe people seem to value the simplicity and ease of using AA.

It's super easy to switch and edit all of the affiliate links with their api and a plugin such as AAWP.

The strategies for such sites are also simple. You don't need phd level content to convert readers when you work with Amazon.
 
What about porn sites? Anyone has any ideas if sites such as escorts, membership sites or sex toy shops would be easy to flip?
