I'm reading all over that google traffic estimator doesn't always give the correct numbers. What would be the best way to guess the amount of traffic a site gets?

In on my niches the site is supposed to get 1600 exact local searches a month. Its a brick and mortar business website. The first result is yelp and the second is the yellow pages. The third is a competitor and his alexa ranking is 6million+. That doesn't sound like a site that would get its share of the 1600 local search. So I'm guessing its significantly less.

What other methods should I take a look at.

The only way to find the accurate no. of search is by ranking #1 for that keyword lol. One thing is for sure, you ALWAYS get the lesser number of visitors from a keyword when compare to the exact search count what it shows in the keyword tool.
