I just came across a 5k exact matches keyword with reasonable CPC ($1 spyfu, but no advertisers) on a good niche, and the top two spots are just PDF files.

Does this mean that this is an easy keyword?

It is easy, but as you told there are no advertisers and i am sure there is no real money in this niche.

The keyword is related to bankruptcy and I already have a niche site on that subject, so it would be just to score some extra traffic, and the ads would certainly be valuable (since the site is all about bankruptcy, it would show bankruptcy ads).

no advertisers on search result means probably very few advertisers on content network also.
Few advertisers == Less Competition == Low CPC == Low Earnings

But as you said you already have a site related to that niche, so I would say throw a completely optimized page only for that keyword and let it rank itself.

FYI, the ads shown on your site aren't necessarily for the EXACT term you rank for. Many of them are for related terms, which are still relevant to your content and niche. So just because THAT keyword doesn't have a lot of advertisers doesn't mean he won't get relevant ads displayed on the page targeting that keyword.

It's not true that it is easy to outrank PDF. You should analyze this links. In my campaigns, I often come around PDFs that have hundreds of NATURAL links - what is obviously difficult to beat...

So analyze it before you decide if to go for it.

Maybe it will be kinda hard. Have a look:

The first 3 results are .pdf files.

    Would you hit this keyword?

Won't hurt throwing a page up on your related site and try ranking that. Would take minimal effort, especially if the top 2 results are pdfs...

No problem, I've posted the direct links, could you see them?
    Competition seems kinda harsh.

No advertisers does not always mean no money. I haven proven that many, many times that I am making money in niches nobody is advertising in. Just research the niche and use common sense.

Cmon man, you could do better. I myself have a keyword with a CPC of $60 that gets around 14k global searches per month with almost no competition as the top 10 sites are mostly forums and random asking sites and I don't have much time for it. :p
