Thirsty market: home owners desperate to sell. How to profit from them.

    We all know that offering an ice cold glass of water to some dude in the desert is easy. Now, I have been looking and wandering around and as it seems there are plenty of thirsty souls, but I don't have the water. I will use this thread to collect and write down ideas about one particular market: home owners desperate to sell.

    As we all know, things went down the pipe economically and several countries in Europe - Portugal, Spain and Greece - have now thousands of beautiful homes to sell. I've seen even complete castles on the sales lists for a "couple of bucks". I have been spinning ideas how to profit from this market. There is Remax that is desperately trying to survive (kicking out sales people by the minute!). So, I'm not trying to compete with them. What other ways could be to offer these folks some relieve? Besides sending them hookers. Some of them seem to be pretty broke (foreclosers upon them), but they might squeeze out the last 50 Euros to sell their house quicker.

    I will start brainstorming. The brilliant folks at BHW might have better/other ideas. I think this market is desperate in any country right now.

    - Offer service to setup a YouTube video with pics from their house. Rank and get views (fake or real). Don't know how much they would be willing to pay for this.

    Agree with the guy above, you won't generate any real estate buyers from a youtube video.

    You have to realise that the reason sellers are desperate in Greece (for example) is because there are no BUYERS

    Real estate agents fees are pretty high in these countries
    set up a site
    where they can advertise their properties for free

    Something like Sell your property your self
    give them advice and how to do it
    what they need

    You can sell ads to banks and insurance companies
    Notaries etc

    btw, before making such statement check the country SEO... just because it is not the States does not mean SEO exists and is established. You would be surprised... Kazakhstan, for example, has a crazy amount of SEO companies...

    I acutally put a lot of thought into this. and came up with a great system to help people sell their homes.

    Investment would be about $150 to $200 per house though, and unless the home owner is selling it themselves I can not seem to find a way to convinence the realtor its wise, I also was never good with sales.

    But here is my idea.

    Go out and buy a nice AM or FM transmitter, and get the realtor to record a walk threw of the house. Then you ad a QR code onto the selling sign to show the inside of the home, that way you can have a 24 hour open house.

    Create a website all about that home, when it sells, rinse and repeat.

    If the buyers are desperate My suggestion is to see if they will do lease with options, owner financing, or some other creative financing and buy all the homes you can get your hands on . find investors, and rent the homes out to either the home owner or find tenants.....Your sitting on a goldmine and dont even know it yet.....You could gather up all the addresses, phone numbers etc and sell the list to investors.... look up a book called no money down by robert g allen, it might work in your country.

    With real estate you will have a ton of legal requirements according to your area.

    In the US, you can't hardly mention anything about home sales, financing, mortgages, and so on without a license of some kind.

    If I were going to do this I would set up a gallery/handshake service where you create a photo gallery of their home for a monthly fee, with a handshake service that introduces possible buyers with the homeowner without you becoming involved in the actual real estate process.

    I would show the home, gather leads and send them to the owner, and leave them to hammer oout any details.

    Hence My idea, This would be on a monthly bases to ensure that the home owner and or realtor handling the sell has someone to show the house 24 hours a day, Means more leads for them, hence they do not need to be there everytime someone pulls up and wants to see the home, they just tune into a radio station on their car radio or phone and can hear the walk threw while looking at the video/images made to go with the radio broadcast the home will be doing 24 hours a day.

    I just came here to say that I believe you MAY possibly sell a house with a youtube video. Youtube videos can rank for the right phrase. I can't see someone paying for that though, it would be too hard of a sell methinks.

    They now have 360 degree camera that you could tour the house with, then add them to youtube to host or be the QR code on the sign even. We have a few houses for sale, and I always see people walking around trying to peek into the windows, now with everyone here in the states having a cell phone, you can just have a QR code sign that says "see the inside scan with your smart phone"

    I see this being a service that Realtors may want, best of all you own the domain and they just pay for you to host the radio transmission to hear about the house on your radio or to host the video that can be scan and watched on a smartphone.
