Tenant home and Property!

    Some may remember that my family has been having trouble with tenant. We told her she had to leave, and we give her four months rent free until she could find her a new place. Well at the end of the 3rd month, she still hasn't move so we had her evicted. She took use to court yada yada yada.. Well the court sided with us, but the court gave her an extra 2 months because she had kids.

    Well today is the day she was supposed to be out. She has been moving. 10 mins ago me and my cousin walked up there to she if she has move... No one was there, but she hasn't got everything out yet. As we was walking away i turned and seen the window busted out. At first i said "oh well" because the place is a trailer, and was was planning on having it tore down after she moved out anyways. So we decided to walk around the trailer on on the back side.... omg it was just horrible!!!!!!!!! windows were busted out. It looks like she has been saving 8 months of trash, and dumped it out in the yard.. there is like a 2 inch layer of trash all over!. We got to looking into the windows and there is holes in the walls, how much damage we don't no.

    All this was intentionally done. Is there a legal option that could be pursued? Seriously thinking of getting warrant! IDK what we're going to do yet, thought id share.

    This is exactly the reason I stopped buying low-rent properties - you deal exclusively with scumbags, and unless you have enough low-rent scumbags to deal with that a full time large knuckle-busting man is a reasonable investment, it's just too much hassle.

    There's nothing you can do especially because these scumbags probably have nothing to pay with for the damages anyway.

    I used to be in that game as well and you have to consider that as part of the cost of doing business... my alternative to staying in that game, as it is very profitable, is to lend money to those that own the properties. A hard money lender can make good bank with little hassles.

    Unfortunately, while some people thank you for going the extra mile and giving lee-way, some just throw it back in your face. I suggest just biting the bullet and while you should maybe be a bit more cautious in future, don't let it give you a view that all people are like that, as some people would appreciate even an extra day with their kids and a roof over their head.
