Shopify exchangemarketplace experiences? Has anyone bought or considered buying a business on Shopify exchange?

Hello everybody

I am considering buying a Shopify store from their exchangemarketplace but im in a kinda weird situation.

I got access to their Shopify dashboard, I can see there are every day about 20-30 new orders for the past 6 months. Everything looks legit. I also see Stripe credit card payment logs for 1K+ orders(customers)
Whats weird to me is that the business is selling for around 4times the monthly net profit. The guy seems to be honest - too good to be true.

Can anybody guide me/ show me how to check if this is legit? They dont have Google analytics, there is only Shopify dashboard.

Enough to make a man with a brain run

Orders on shopify can be faked EASILY.

Did u make sure you were checking the stripe live mode? Because u can create orders ob the test mode there too.

It's very undermanaged.

Hard to buy - There are not many good options
Hard to sell - Lack of decent buyers

It's a whack place if you ask from me.. I have tried to buy and sell both there.

I sold there ONCE. Literally in the same day of listing the store(I'm sure that was a fluke). Didn't get any single sale after.

I got a shopify store. Processed 6k$ in the first month. Good products, was ready to scale. Selling in Sweden, i have shopify payments, paypal and klarna as payment providers. new EU regulations, IOSS, fudged it. Look outbfor that before you buy

So I finally checked their Live Stripe data and the situation is the following: They have integrated stripe about 2months and i could see all orders/customer emails there via live views. They had only 10 disputes (2lost) and for me looks legit. The revenue and nr. of orders matches shopify dashboard.
Man this is driving me crazy because i cant find a single suspicious activity.
They also provided verified ID document which is legit + bank statements all confirmed.
Do you have any other idea what else I can check in order to avoid scam? We are supposed to do the transaction via escrow
