Setting up Adwords for Real Estate Leads

So I have an IDX site with forced registration but I'm having trouble converting visitors into leads. I'm wondering if I'm just bringing in traffic through irrelevant keywords but to me all the keywords are pretty solid. They're like

homes for sale in city
houses for sale in city

Can anyone recommend keywords that has experience in this field?

Or anyone can generate leads around $5/lead?
 
Regarding Adwords my advice would be use create different ad-groups for different types of property like house, officespace etc. Use negative keywords if you are going with broad match type go with location based targeting or exclusion feature. I hope this helps.
 
I'm more of looking for keywords buyers would use that need to search for houses. Thought houses/homes for sale in city was a good one got 50 clicks and no registrations. Of course my site could be flawed I guess
 
5$ for a realestate lead is absurd. Thats basically having an almost, or around, 100% conversion rate. Realestate is not a cheap CPC, but if you want to bring that CPA as low as prossible get into the long tail keywords.. Your on the right track with what you posted before. I would get super granular with it and do it by neighborhoods, city, town specific... See if you can go on craigslist and find themes across the different headlines of the ads..
 
Keywords needs to be implemented in the right way. Analyse your competitors and see what keywords they are targeting. Use keyword planner to get more ideas regarding the keywords. Set location target and use negative keywords.
 
Real estate is a tough niche, so you will have to play wisely with it. There can be many factors which can result in poor conversions, a part from campaign setup, you should work on your landing page optimization, to see if it is upto the mark, tempting for a user to make an action, additionally you will have to work on ad extensions such as phone, website links & timing schedules.

Apart from above, I will also suggest you to work only with phrase or exact match keywords with highly customized ads for small set of ad groups, having multiple ad groups, with a/b ad copies, and preferably if u can create multiple landing pages to see, if changing landing page can increase or decrease a conversion.
