Selling My SEO agency/business Advice Please (NOT A SALES THREAD0

    This is an idea, not a sales thread and I don't want to be contacted about it as I won't be selling it yet.

    I have an SEO business. Custom CMS designed website which does offer web design/app dev/other digital products which I outsource to my web developer's agency (that built the site as well). It looks sweet but I do realise that design doesn't equal worth/value.

    Am I right in thinking that I could sell the site/business for 12-24 months revenue? It runs at around 88% profit margin - could be outsourced I suppose as long as you get results and can handle the customer service side of things. The clients I have are fairly constant although not under a contract (well a 30 day contract, so it's almost like performance related SEO). NDAs signed. 5-10 phone calls a month to current clients and maybe 30 emails per month to them too. They're not that bothered about communication as long as performance/results are good. One report each month before invoicing. I've kept most clients for 4 years, lost some but gained others. Main problem is their web developers/designers. I've just never really got on with them and they refuse to do certain things I want (on-page SEO stuff) and are difficult to work with. I'm not a designer so I suppose someone with some more web dev/design knowledge would be able to handle them better.

    Only me working on the sites. I use a variety of link-building strategies, some are outsourced ie. web 2.0 handmade, then SER (custom settings for everything), Ranker X, some high auth links and press releases are outsourced as well. I write the content for their sites when needed (ex-copywriter). I've ranked lots of very difficult keywords, buy viagra uk, small business loans, loads of pharma ones, lots of travel (ie. "country" holidays, best flights to country etc etc), plenty of local kws inc accountants in London. As I have had many people stay with me for 4 years, that kinda shows their ROI is more than enough to keep me on.

    The web dev company sends me their web design clients for SEO too, I buy SEO leads from a good lead gen company at $10 and get 1 in 10 signed up (this is just recent but seems profitable).

    This is my only business and it's been running solely as an SEO agency for 4 years in the UK (legit Ltd company) and a few years as a self-employed copywriter. I have accountant-verified accounts (or whatever the correct term is).

    FWIW my accountancy software says since March 2014 when I made it a Ltd company, it's made £93,577.

    Basically, I want to buy a house and need a big deposit, and am kickstarting my affiliate marketing (going it alone) career which I've been dabbling with for the past few years but never had the time to spend on my own sites due to working on clients sites. I know I can do it, I just need some time, and I've been working so much lately that I'm just about to start earning more than my client work per month so I would like to scale up and remove myself from working with clients.

    How much can I ask for the company? Approximately? I've looked at a few things on Google but TBH asking you guys that have probably bought and sold businesses I'll probably get a more expert answer.

    I have sold website on flippa but they were not any service, they were making on the auto pilot. when comes to seo website/business then most of the buyer hesitate to purchase it as it is something not auto pilot they consider it as an website with an idea.

    if you have established seo agency in uk then it will be good to contact other seo agency in uk who want to increase their customers. otherwise selling at website portals like flippa will not give you deserving amount.

    On that noted is the general flippa pricing 12x monthly income for autopilot sites?

    Maybe more may be less depend on the source of traffic and quality of the site.

    I listed my business on a UK site for selling businesses and have had 7 people interested....

    I have 10 clients paying x amount per month and have had 90% of them for over 3 years, one is new and I have two new ones starting between now and July (contract signed). How much can I charge for these ie. 10 x monthly revenue?

    I know it sounds mad but it's the stress of dealing with clients that I simply don't want to have in my life right now. Not that they're particularly bad but I just want to go it alone and have been wanting to do that for the past 5 years...

    Any more insight would be great for a 'service' business rather than a product one.

    Boom, 16 interested buyers, 3 very very serious ones. In talks now.

    Not sure if I've sold myself short so need to speak to the accountant again and figure some things out.
