Anything wrong with building a wordpress site, driving a large amount of traffic via paid traffic, and selling it? My thought is to show "potential". Which in my prior experience sells. Also plan on providing traffic sources and a SEO guide.

There's nothing wrong with selling sites that have paid traffic. Some buyers prefer it, actually.

The thing is - you need to disclose the paid traffic and be willing to hand over the keywords/data on the sale. I'd also say that paid traffic is better when you're selling products/services, dropshipping/eCommerce, etc. It would be less interesting for an AdSense site.

So do you want to sell potential or "potential"?

If it's the former, then why not properly monetise the site instead, have it become profitable and then see if you want to sell it or keep it? If it's the latter however, i.e. you know full well that the potential isn't there but still go ahead and market the site as if it were, then it would make you just another Flippa scammer - of whom there's an abundance these days.
