Greetings everyone,

As some of you already know, I've been a member of this forum for quite some time already and I believe it's time to share success with my IM fellows.

About me and my offer
I'm 29 year old guy who have spent the last 8 years building a Real Estate Company in South Europe.
In this thread I will build a resume version of what this is all about and I'm willing to share more details with eventual partners.
If we come to an agreedment, I'll be more than happy to welcome you around and make a private tour into my local infrastructures in order to build a trustable business relationship.

It have been a great adventure with lots of profits, now I have my own local infratructures (more than 1 yes), car fleets, employees (more 30) and everything else.

Recently I've build a new business model for affiliates who can help me with client anquisition.

The business model is pretty simple:
My company contacts private landlords with vacant properties and we offer a monetization solution normally by preparing the property with all licences and everything needed including paying landlord local bills, which includes:

1. A back office tool where the ladlord/affiliate can track all property reservations, all profits and have "read" access to our chats with clients.
2. The landlord can book he's own vacations in advance, that way we block calenders in our channel manager software. About this software, since he have X property in Y & Z different platforms, one example of what it does besides the backoffice feature is to avoind overbookings (when X property is reserved on Y platform, it automatically blocks those dates on Z platform), it takes care of check-in information automatically which reports to local autorities, a mandory thing in this country and many more features.
3. Track payments into clients account

We also developed AI usage to manipulate pricing according competitors, by tracking identical properties in a specific range and putting more aggressive prices for high/low season.
Simple example on one of it's many features: In low season, if you access a booking platform and start using filers for cheaper, our AI usage detects the most cheapest one and puts like 5€ cheaper just to appear first.
It also set rules for minimal stays, booking in advance, last minute discounts etc. This put us with more competitive prices and above local competition in so many levels.

Our local infrastructure includes a office, multiple warehouses which includes a professional laundry, car fleets, employees on contract, a different software we paid to be created for us to in order to manage cleanings, laudry etc

IMPORTANT: The landlord instead of paying a monthly fee for this, we charge ONLY per reservation which means the landlord only have to pay us when he have a profit.
We normally close the deals at 25% per reservation, 20% for me to cover expenses and have a profit margin and 5% lifetime for the affiliate.

How it works between Us
My part of the business here:

We take care of all management process which includes getting licences, professional photography which includes 4k drones, setup it on our software, taking with clients etc and property cleaning, laudry, check-ins/outs.

Your part of the business:
Client anquisiton - You have to get us clients and with each client with offer you 5% lifetime earnings over each single reservation on the property.
The more clients you get us, more you earn in lifetime comissions.

Normally we close the deal at 25%, I need to 20% to cover infrastructure expenses and being compeltelly no filters here, my profits are around 6/7%
Anyway it's a lot of money since normallt we book properties from 300€ to 1500€ per night (not talking about our premium location, only normal properties).

The way most of my affiliates work is by setting up a decent website and make google ads for it, reddirect me the client and we close the deal.
It also works with facebook ads.

For ads experts: Local keywords in native language have almost no competition, in english it have some but still easily doable.
Also we can help with local statistics for ads optimizations in terms of gender, age groups etc the experts know.

Not interested in partners who want to spend a couple grand on ads, this is for big boys only.

Portugal or Spain ? This model does not have to digital at all.
Why not run a local ad in the paper in the desired areas, run radio-spots or flyers ?

That makes sense - just wondered why affiliates wouldn't run this model offline to online.

Anywho let's talk areas - all of Portugal ? Azores ? Madeira ? I'm fluent in the brazilian
dialect so will need to specify if these are just portuguese or anglo-speakers your seek.

Affiliates can do whatever they want to do client anquisiton, online or offline, all it matters is that they bring me client and grow their client wallet.

I only work in South Portugal, Algarve Region and expanind to south Spain in the next 2 years.

The AI part to compare and match prices is actually illegal in Europe.


This sounds more like affiliate program rather than Joint Venture but who am I to judge.
