Ranking a local real estate website... need some advice.

    So I've been trying to rank this local real estate website for about 6 months now. It's been FAR harder than I expected. I've focused on a few basic city name related terms for them and have had trouble getting the most difficult of them above 15. This isn't even for a very big city... what the heck makes real estate SOOO tough to crack? Are there any specific tactics that I can use for real estate niche??? I need some help guys...

    Tough to say since I don't know the city or terms, but in my experience most "homes for sale" + [city] SERPs are usually filled with sites like Zillow, Trulia, Realtor, Homes.com, etc... Google's increasing brand bias has allowed these sites to pretty much take over page one, and you don't see many domains in the top ten that aren't on this list or have at least a partial match domain name.

    That being said, it's definitely doable. Do some comparative analysis on the link profiles of the sites in the top 10 that aren't PR 8 or 9. What do they have that your client doesn't?

    In a real estate niche, there should be a lot of blogs to do some guest posting on. Look into this, few links from here and there you will be ranked nr. 1 in no time.

    I havn't really had trouble ranking real estate sites that are low in competition. What kind of off-page optimization are you doing? do you have a comprehensive stratgey? have you done testing? is your on-page seo atleast decent?

    I've worked with quite a few realtors. I've always found it quite easy actually. Is their onpage seo Just that horrible? I mean if you've got a solid offpage seo Campaign going and it's not very competitive it should be pretty simple.

    Add you site in webmaster tool then select region, you get lots of traffic and ranking local.

    Most of my offline work is with Realtors, and I agree with you. The ______ Real Estate, or Real Estate in _______ keywords are hard to rank for. My advice would be link diversity. Also remember that post penguin means that pages rank not just domains. So you may be able to rank a specific page on a Realtor's domain easier than their front page. I have had some surprising results lately from running pinterest + social voting campaigns. Hope it helps.

    There are many way to rank in local such like you can submit your site to local directories, post ads of your site to local classified ad sites, join forums on your local place and add local people as friends on your social networking accounts.

    Are you sure you have good onpage optimization? Check again so that you've not missed something.

    Yeah their on-page is a little rough I think. Part of the problem is that their competitors are all very seo savvy from what I can tell and they are behind the game in the keywords that they WANT.

    My strategy has been the "kitchen sink" strategy... I have given them every kind of link known to man. They rank well in some things... but the tougher keywords they demand from me have fallen post-penguin.

    Thx guys by the way :) I guess the worst part is this dude isn't even paying much, but he's nice so I'd like to show better results. It's just that real estate is SOOO tough now post-penguin :(

    hi,

    I guess, you should get yourself some high PR backlinks and boom you will be on the Top.
    Another option is to go for some post links on PR 2 and up websites for the same results.

    Anyways, are you trying to rank on Google + Local? If you send optimize for local seo it'll help with your local keyword ranking in the organic SERPS as well.
