Question about website purchase

    Hey BHW,

    How's it hanging?

    I am building an information portal website. Starting to build links blah blah blah. Goal is to make money off AdSense and other ads.

    In my search for backlinks I found a micro-niche website, PR2 8 years old, that is relevant to part of my website. I wanted a link on it, but turns out the whole domain / website are for sale.

    I contacted the owner and he sent me screenshots of traffic. In off-season for the topic he gets about 500 visitors per day. In season he gets about 1,800 visitors per day.

    I offered $300-400 for the site. He came back and said he wants $999 because the website makes about $400 per month in adsense in off-season and $1000 per month in adsense during the right months.

    But he's moving and wants to get out of the web stuff.

    ... So if I give him $1,000, I can make it back in a month?!? Is he just completely trying to pull one over on me? Is there any way to verify this? Is it even possible to get $1,000 per month in AdSense on 1,800 visitors per day?

    I have a site that gets on average 3,000 visitors per day and it makes me about $300 a month... The niche is home / garden related, it's not like a heart surgery website or anything...

    I still want the website, just not sure how to take his price or what he's saying about his earnings. Would definitely benefit from some help from more experience forum members.

    Make sure the traffic isn't from bots. If it sounds to good to be true, it usually is. Ask for guest access to the account to view past earnings. Question everything before making a deal.

    It is possible to earn that much even though it has less visitors than your website. It depends on the CPC as well, don't forget about that!

    This. Check out his Analytics as well for that matter. If you can verify that it's accurate you have yourself a very sweet deal, but he'd probably get 6000-10.000$ if he sold it at i.e. Flippa so it sounds a bit fishy.

    Thanks guys - that all really helps. I'm asking for guest access to his adsense / analytics. If it checks out I'm in. If he doesn't want to give it to me then it really does sound too good to be true...

    Ask to have access to his adsense account. No way he would sell if for less than 10k if it was pulling in 1k a month.

    HOLY CRAP.

    He actually gave me guest access to his adsense - AND IT'S TRUE!

    Is there any way he could be scamming this???

    How long has the website made money for? If it is 400$-1000$ a month and he has consectutively made that amount then it seems like a very good deal. 500 to 1800 vistors a day seems pretty low so he must be targetting a high CPC keyword which means he has decent knowledge of IM and SEO.

    If the stats have been consistant for 2-5 months then I have no idea why someone would sell their website to you for only x2 months profit. Would be extremely illogical to sell a site which is pretty much set and forgot for this little money in my opinion.

    If the stats look legit, mabye he is trolling you or will charge back later on depending on the payment method you choose?
    visit the site flipping section of BHW or flippa to see the common tactics of scammers trying to make money and look if there is any ressemblance.

    I hope you can get the site without any trouble, keep us updated!

    Update for anybody who might be following -

    I was up all night checking and double-checking and triple-checking. Everything seems to check out. Literally the only thing that doesn't is it seems too good to be true.

    The sale is through godaddy auctions, so there's no way he can take my money and disappear without actually giving me the site. I have downloaded all the files that make up his site so if he decides to take the site itself down and just leave me the domain, I can pop the site right back up.

    I bought the site this morning. Ouch. $999 is no small sum for me. Now I'm crossing my fingers and praying I'm not getting run for my money. It will take about a week for GoDaddy to authorize and transfer anything. As soon as I have my ads plopped up there, I'll let everyone know.

    At the moment, even if the website makes half or even a third of what I saw in his adsense, it will be a worth it purchase. Pray for me! :p

    This is almost definitely a scam of some sort, I would be happy to do some free due diligence for you, but sounds like you've already went ahead.

    Best of luck, you'll learn a valuable lesson here whatever happens.

    Do keep us updated, even if the website earn $200/ month, it is still a steal. You can also flip it at flippa.com for more than $2,500

    For anyone who is subscribed or following:

    I bought the domain, took something like 6 days for GoDaddy authorization etc. The second I got it I swapped all the adsense spots to mine, added analytics, etc. AND It actually seems the site is legit!!

    I've only been tracking it three days so far but it has made $15-$20 per day!!

    The site is literally a piece of crap. It's totally unoptimized, has NOT ONE piece of CSS. Filled with outdated SEO practices (tons of meta keywords etc).

    On longtails and some obscure keywords it gets a couple hundred people to the site, but the CTR is utterly insane (depending on the page so far, between five to SIXTEEN percent). And the CPC is between $0.75-$1.25.

    Page RPMs as high as $200. On my other main money site, for comparison, the RPM is about $2. My other site gets 7,000-8,000 visits per day so it makes money still, but this site is literally over 100 times more effective.

    First of all, I am PUMPED. Extremely happy. I spent the whole time before I got it and tested it convinced I had been scammed for all I was worth. I wouldn't have done it without your guys help so thank you thank you thank you.

    Second of all, I am going to be doing a lot of research on how and why this site works and posting a big retrospective thread in a few days.
