Okay, first off, I'm super noob in site flipping but I heard that site flipping is the best way to get quick cash.

Basically I have a method of searching domain with high exact match searches. So I think i can turn this skill into quick cash by site flipping.

However, I don't know how much should i price the site. For domain (with 22k searches per month) and basic wordpress installation and free theme, how much should i charge? Is $100 too much? Or should I increase my price?

What do you think I can do easily to increase the perceived value of my sites?

I'll really appreciate any feedback you guys gave me. Thanks!

*I plan on selling this in flippa, i heard that too much scammer in DP, is that true?

It depends, some of the site buyers dont actually buy because of their "potential".

Some buyers will ask for earnings. IF the keyword and articles are good, and the competition is low and high in advertiser. you should charge higher that $100..

You heard wrong. Currently 45% of Flippa listings are closing at $100 or less. 20% are closing at $50 or less. Those are the ones that SOLD. Also consider currently less than 30% of listings are closing as sold. If you think there is money selling startup websites you're sorely mistaken.

This. Flipping new sites with no traffic was an easy way to make money a few years ago, but more and more people are selling, and buyers have become more savvy.

Personally, if one of my sites which I want to sell has no traffic, then I wouldn't even bother listing it in Flippa, I would just sell on DP. However you'd be better off developing the site, ranking it, monetizing and then selling.

Well, if you plan to flip them on Flippa, I think you're better off with the domain name. At least you can write "Exact match domain" in your description. It sound better isn't it?

My suggestion is to start with with $1 reserve and let the market establish the price. That's the correct price of the website
Success!!!

$100 is no where near enough for me, build site, monetise, rank and cash in :)

Nowadays flippa ain't the best place for selling sites cause scamers made the buyer gone from their they sold scam sites which didn't made the ROI .. so it's already gone as dead place..

low amount of sites are being sold now..
