Reserve is the minimum price that the site will be sold for.

Applied to Flippa:

If your auction ends below reserve, you have no obligation to sell and you can end auction without a winner.

If your auction reaches reserve you cannot end the auction without a winner and are "legally" obligated to sell the site.

I would 100% avoid this. Being transparent is the best way. Be real and don't fake it.
