Need some help!

So I'm pretty much a newbie when it comes to site flipping. After weeks of research on site flipping, I do feel I'm ready to give it a go. But I need help with some niches and sub niches to focus on. So far each niche I've researched either has too much competition and no competition but no ranking or quality either.

If anyone has any good (sub)niches to focus on I'd be very grateful!
