Need Offline Advice

I have a site that I started working on in September to sell to a local business. It is an accounting based word press site with a static front page. I have seo'd it to an indented #3 ranking out of 5 million for (city) accounting. It should have 4400 searches on average a month. I want to sell it before this accounting season as I feel it would be the best time to sell. I need to do so fairly quickly to take advantage of the opportunity to drive customers to them in this accounting season. Any input to how much a site is worth like this and also how would I market it quickly and effectively. Thanks for the help, love the forum and although I don't post much I have found great value.

That 's how much I 'd go for anyways.

I'd use it to sell leads to accountants, but with a twist. I'd still keep the contact details,
and send them promotional messages for other accountants if the don't signup with the
leads buyer.
