How do you know that?
You shouldn't make assumptions based on the fact that (I assume ) you don't make much in CPA yourself.
Congrats on getting a home loan as an affiliate marketer in the current lending market! People tend not to understand and be very skeptical as to the long term of Internet money.
4.01 is not bad money and if it' a 30 year fixed that is pretty solid.
That's new construction, folks, once the home is built there will be landscaping around it; lawn, bushes etc. In many areas they just do a few feet of lawn around the home depending on the codes in the community and the contract with the builder.
Lesson to be learned as indicated by wowhaxor, that this economic climate is not conducive to lenders handing out home loans and that the OP had to have all his T's crossed and his I's dotted.
Guaranteed he had to give them 2 years of tax returns showing income that proves his debt ratio is not out of line when he closes on the mortgage as well as provide a decent down payment... keep good records folks and report the proper income and save the money you earn so when you want to buy your home , you'll have the ability to prove your income and the money required for the down payment and closing costs.
@OP - nice looking place and nice job in your business... now pay that note off as soon as possible and after you pay that note off keep making those mortgage payments, only pay them to yourself in the form of savings.
Congress mate, I am in the process to buy a house. But in NYC house are damn expensive I want to move some other states or country side but grrrrrr

Thanks everyone for the kind words, we are excited and cant wait to move in. This is our second home, but the first was small and this one is going to seem like a castle. We just moved last year to NC and rented a 4 bedroom so I can have an office and I cringed every month I paid someone else so I made the move since my lease is up in Oct.
The 4% is on a 30 year fixed with a very solid credit score and on a new construction home. We saw the floor plan and decided to buy before it got snatched and we get to finish it out the way we want. Just got back today from picking cabinets, paint colors, etc.
The approval process is not as bad as I thought (kind of nervous at times), but I did have to answer some questions about my business and income. Since I am self employed and buying new construction the approval process was manual.
This is what I had to prove for the loan. 2 years past tax docs, the last 6 months of deposit and of course credit scores. My wife works part time as a CNA and is in nursing school, so I don't know how much that if any factored in to the approval process.
We have very little debt (until now) other than my monthly business expenses that get paid in full every month. I am a tight ass when it comes to what I spend on the business, so I make every dime count.
If you live in a rural area check out USDA loans. 100% financing and easy approval process with credit and income. See the link below. We are doing fha, but this deal is awesome and if you qualify you need to lock in asap.
USDA works for a lot of areas that are not rural as well... many people don't know that and the rates, as you can see from blackhataffiliate are not bad.

Congrats blackhataffiliate, that's going to be an amazing home for you and your family. You've achieved something that 99% of so-called IMers wouldn't be able to do.
This is really cool, congrats! I always find it to be sort of insane how people can manage to make so much money through affiliate programs and other sorts of online money making methods. It must be quite the life you have to live, what with earning a lot of money pretty passively I would guess. Your house looks fantastic, though. Even though its not finished (or is it now?). It just goes to show what people can look forward too in future earnings.
If you don't mind me asking, how long did it take you to get the point where you could be a full time affiliate?
I personally believe anyone can do this and I hope people see this post and get motivated and stay in the game. Work hard, work smart and be smart with your money. If I can do this, anyone else at BHW can do this.
I am not rich, but I am comfortable. What matters to me is being able to spend time with my family and have no one to tell me what to do. It could end tomorrow (please nooooo) and I consider myself to be blessed beyond all means. I take it for granted some times, but I have been blessed.
As far as how long did it take me? I had to do it right away. I got laid off a few years ago while my wife was pregnant with my daughter and I went from making about 50K year and full benefits to $375 week unemployment to support my pregnant wife and son. So I did what I had to do and stayed at it until I got it right and when the unemployment ran out, I was banking enough to pay bills. I had to start over from zero once and that taught me to do better with my money. So now, I run it like a business and pay myself accordingly as well as contribute to a roth ira and an emergency fund. How did I get started? I spammed the crap out of yahoo answers and other sites promoting mfa sites and cpa offers. Now I do some w/h for long term and b/h for quick cash as well as have partnered with a family member to start a premium shared hosting company.

Myself i just paid 2 months ago last payment for some real estates.
But i would like to give you a small tip/warning. Its possible that Real estate prices will fall and if you didnt used much own money and the price of your Property will go down under the amount of your loan that the bank will request a one time payment of the diffrence.
Please observe it so you wont get ever in trouble
